Montgomery County, Maryland Foreclosure Sales (Rev. 8/8/11)

In Maryland, foreclosure auctions are called trustee sales.  These sales are held at the county court house entrance and are open to the public and all qualified bidders.  In Montgomery County, a few major real estate auction companies conduct the majority of the sales.  Some trustees handle the sales theselves.  All of the sales are advertised for one time a week for three weeks before the scheduled auction.  The terms are set forth in the advertisements and trustees will answer any questions on the date of the sale.

These properties are not available for inspection and are sold in "as-is" condition.  Mortgage financing is complicated because the appraisers do not have access to the interiors and the physical condition at the time of settlement is uncertain.  Those without experience and full knowledge of the risks are advised to seek professional advice.

The required deposits must be in cash or certified funds.  Many bidders obtain Cashier's Checks payable to themselves and endorse the checks over to the auctioneer when there is a successful bid.  Always check for cancellations before attending trustee sales.  Verify the auction schedules by visiting the websites of the auction companies.
