The summer is already halfway over. Sales have been bouncing around for the past few months. Here's July's data for the neighborhoods: Check back each month for the updated statistics as i keep a close eye on the 95826 and do a lot of sales in these neighborhoods as well (live in and am also a landlord).

As of Today (August 8, 2011) here's a snapshot of both markets:
College Greens/Glenbrook: 35 Active listings, 15 Active Short Sales, 11 Contingent Short Sales and 20 Pending Sales.
Rosemont: 20 Active listings, 23 Active Short Sales, 30 Contingent Short Sales and 49 Pending Sales.
Doug's Take:Now that summer is here, the sales are staying at a fairly high level for the "buying season". Based on what i'm seeing i would expect this to continue for a few more months. Pending sales increased this month in both of the neighborhoods, that means sales will continue at a good pace. The question is, will things slow down later this year or not? Check back next month to find out how the area did.
The buyers are bargain hunting more now than when there was huge buyer competition. The homes that are in good condition and come on the market just below the market value are the ones selling. Properties coming on the market a bit high are sitting with very little showing activity. If you are listing a home between now and the fall, price it right from the beginning!! or you will be regretting it months later and could miss the "buying season".
Buyers are going to find some great deals this year all over the Sacramento area. Funny thing is, most buyers don't buy in a buyers market. Think about it, they wait until everything has bottomed out again and prices are going back up and then there's tons of competition. I would be licking my chops if i was going to be buying this year. Options are going to be available, prices are done free falling and just easing to a flat spot now, interest rates are up from the record lows but are still very good!
