What is a basic description of a team.
Clearly a team is more than one person. A team is greater than the total sum of parts put together. Teams have a system and a Hierarchy. A perfect example of a team is the human body. The parts of the body do not have any true value alone, but functioning together the parts bring energy and life.
In real estate you would see a team with a team leader. You could call the team leader a CEO/Founder/GM/Coach/. This team leader will bring something to the table, which the team members will want, and find life lasting value in it. The players will take what the team leader brings to the table and yield a greater result then the team leader could do on his or her own. There is a balance of exchange. The team leader can be gaining free time for the exchange of real estate leads, etc. There are a ton of exchanges, but again a team lead will have to bring something to the table, which will bring a life lasting value. If it is simple training the members will eventually count their numbers and leave.
Real Estate Teams always tout how they benefit their prospective buyers or sellers, but do they? Honestly in the purest form they could. This would be like Steve Nash basketball. However, in many forms a team is not designed to maximize the benefit of the prospective buyer or seller. If you have a team that does then awesome, and please add a comment about your real estate team below. (A true client benefiting team would be a realtor/lending team + admin support, which all focus on the maximizing the service to the client). This is not just a group of people (like a group of realtors) calling themselves a team, but is is actually a team.
A quick example of a team away from the human body. Joe has lemon trees, Lance have sugar, Mike has water, James has ice, Karol has jugs, Frank has cups, Julie has signs, Kevin has a table, and all over have their one source each; and Liz has a business idea on how to make Lemon Aid and sale it and the means to pick the lemons. The lemons will spoil if nobody picks them and Joe does not have the means to pick them, but together with all of the players working to accomplish a common goal they can do more with their value adding services or goods than left alone.
Now looking at group.
This is what I see a ton of in the real estate business, but we call them a team. We get a guy named Fred who comes together and says he you look like a good person to be a realtor. You should go get your real estate license and come join my team. I will teach you how to do open houses and manage your leads. Also Fred does not even offer the listings for the open house. He simply says go sit some houses open within the brokerage or even outside of the brokerage. Then for my rocket science training I am going to give you then you share a part of the pie you earn, because without my rocket science ideas and training you would fail.
I know I speak with dry humor here, but so often I see forms of this with a title of Realty XYZ Team. What is the Real Estate Team leader here bringing in the form of life lasting value? If the training is even there how long will that agent stay on the team giving up their pie?
This is simply a Stomach sitting there not knowing what the do, and the Mouth says you digest food, and the mouth things the stomach will give him or her and entitlement since they said you digest food. Where the mouth should be saying Stomach I have something you really need and I have way too much of it for myself, so if we can work a deal out I will keep you fed with as much food that you can handle. The stomach will make a deal with the mouth, and forever they will be a team, so long as the mouth delivers, but the hands promised.
I do hope you had fun reading my theory on what is and what is not a real estate team. FYI, a team leader will always be at least one thing, which is a rainmaker. Are you a rainmaker? Otherwise, you are just a member of the team with a dependcy to the rainmaker as the mouth is the hands. Nothing wrong with it.
