I get a call from a past Client who I had sent over information on various properties.  Client waited almost two month to call me and Client is now ready to buy in Hawaii or Arizona.  I had not figured out the two totally different areas yet? Client tells me that Client can buy a home in Arizona very cheap that their prices are dropping almost everyday.  I mentioned to Client these are two areas not very similar in respect to location.  Maui Hawaii offers vacation resort type of living and Arizona I can not  comment on due to I do not live there. 

Client then tells me had owned a very nice unit in Maui Hawaii a very well known complex.  Client gives me the information and I start to research the property and everything checks out.  I then contact the current new owner asking if he might have interest to sell the unit back to the prior owner/Client.  The new owner had it on the market about one year prior and expressed he would sell when he finishes with Arbitration from the past Listing Agreement he had with another company that is coming up in Jan. 2008.  Now--- I am starting to wonder.  I looked up the prior listing and find out it was on the market for $525,000 which with the respect to the sales comps and sales was a bit higher than normal. It is a very good location with ocean views and nothing had Sold at this price yet. 

Now lets move on to the end result.  I call my Client and inform Client might be able to purchase the unit after the Arbitration is complete in Jan. 2008.  I then mention the price it was on the market for.  Client repeats the price in shock and then proceeds to tell me Client has $250,000 cash to offer.  Please Note: Client bought unit in the beginning for $125,000 and sells for $250,000 and now a few years go by and Client thinks he should be able to purchase it back for what Client sold it to new owner.  I can tell you that the comps from the past few month had been averaging $400,000 to $425,000 range.  I feel sorry for Client that the information I had sent to Client in the months prior to Client call pretty much indicated what our market place had been doing. 

Here are two things to THINK ABOUT: I have a Buyer and Seller.  Client Buyer wants Client prior property.  Seller will or possibly be able to sell after Arbitration.  What would you do in this situation???  Be honest.

Unfortunately we have lots of people that don't seem to understand that housing prices went up with everything else.  Explain patiently that gas prices, food prices, and everything else is up.  Yes, the market may be a bit soft, but sellers still aren't ready to give their properties away.  Wish him luck in AZ....
