Low List Price was $399,900
Average List Price was $460,657
There were two more Victory Lakes single family homes for sale during July than there had been in June. Unlike June, most of them were regular sales. The high list price was $45,000 higher; low price exactly the same. Average list price was $19,303 higher than last month. List prices are merely suggestions. For the best idea of market value for a single family home in Victory Lakes, look to the sold category.

Average Marketing Time was 27 Days
Two fewer Victory Lakes single family homes were under contract this month as compared to last month. Where there seemed to be a more or less even split between Short Sales and regular sales last month, this month is dominated by Short Sales. High list price ast time of contract was $25,000 higher; high marketing time the same. Low list price at time of contract was the same; low marketing time also the same. Average list price at time of contract was $2,865 higher; average marketing time was one day longer.

4 Regular Sales, 1 Foreclosure
High Sold Price was $494,000
High Marketing Time was 31 Days
Low Sold Price was $430,000
Low Marketing Time was 5 Days
Average Sold Price was $464,400
Average Marketing Time was 21 Days
There were three more sales in July than there had been in June. Most were regular sales. High sold price was $1,000 lower; high marketing time 5 days shorter. Low sold price was $5,000 higher; low marketing time 28 days shorter. Average sold price was $4,400 higher; average marketing time two weeks shorter. All in all, this is stability in the marketplace and a great thing to see.
