Seller Financing Rent to Own Hawaii Homes

As Realtors, we see “Rent to Own” sales increase every so many years. Normally, it is when interest rates are very high and many people cannot qualify for traditional mortgages. In today’s market, interest rates are very low, but cash is very tight for buyers and often they will need 3.5% to 5% cash down to get a mortgage in Honolulu. There are areas on the island of Oahu that buyers can get a home loan for Zero Down, but that is another story for another day.

Regardless of what the economy is doing, it is the dream of many to buy a home of their own. Often if we grew up in Kailua, that is where we would like to have our home. The same is true for all of the areas of Honolulu. Some areas are more affordable like Ewa Beach, Makakilo, Kapolei and up the West side of the island through Waianae. I get calls all the time from buyers that want to find a home they can Rent to Own. In the past it could be done but it would, more often than not, take tens of thousands of dollars for a down payment to the seller.
