Just joined a cute new group on Active Rain called Yep, Sold. I expect to show up on that site often. This property is in the ALMOST SOLD LIST. I laugh to myself about that because it has been a short sale and I was the processor. Processing a short sale and being successful makes one be as creative as possible to out fox the negotiator and all concerned. Short Sale proccessing is testy and such a challenge. I never walk away from a challenge if I think I might have a prayer for success. I just received my Pay Off Letter on this property. I had that buzz inside me when I received the email from the negotiator. I knew I had played my cards correctly. The seller can now go on their way and the bank gets a nice cash closing. I get my commission check but more than all, I got satisfaction that I was hard and got it through with a closing in the very short future.
