Are You Missing The "HOT" Listings?
If you're relying on the "Buyer's Guides" that are distributed in grocery store racks to find your home, you will likely find that the only homes still available are the "leftovers."
It can take up to 45 days for some "Buyers Guides" to be compliled, printed and distributed.
In Utah's market today, that means you will miss out on the best homes. Nice homes, priced fairly (called "Hot Listings") usually sell quickly, often within a few days. Thus, by the time you see them, most of the good homes are already gone.
These so-caled "Buyer's Guides" also don't really contain much information about buying a home.
The purpose of these magazines is to advertise. They display lots of homes to people who are thinking about buying a home, in order to get the agents' phones to ring. They are basically ads for the agents, mortgage lenders, home inspection companies, title companies and other services you will consider using when purchasing a home.
There is nothing wrong with looking at the Buyer's Guide. I do it myself! Just understand that it isn't the best way to find the most current homes on the market. Even when they come right off the press, they are already out-of-date.

That is one reason I do not advertise in the Buyer's Guides / Real Estate Books.
Good point Benjamin. I don't use them to market listings anymore. As you said, they are out of date before they go to print. And for buyers they become a big point of frustration because most of the homes they inquire on we sold weeks or many times months ago. Many agents just use to attract buyer calls and sell them another home.
Of course, you do realize that if you are a person looking for a home to buy, you know that they will pick up that magazine on their way out of the grocery store.
Which is why listing agents are so compelled to pay the sky-high fee to advertise their listings in these books.
Debi, Keith and Lenn - Thanks for your comments. You are all right-on. Still, like you said, they are compelling for homebuyers and many buyers do get hooked up with an agent that way. The article is just to point that fact out to buyers. Thanks again! Good luck to you all!
Great point, it is why I have completely dumped my print and strictly use the Internet at this point.
They are fun to look at. So many homes in one easy to browse format. But all the good listings have sold by the time you see the booklet.
