Dear Queen of Leads- when those leads come pouring in, remember your dear, dear friend in Central Florida :-)  That would be me (grin).  All kidding aside, you're absolutely right.  In Brevard County the average home price is right about $200,000.  In Titusville it's about $187,000.  The numbers tend to vary but these are pretty close.  As an example I have a really nice 3/2/2 pool home, 1756 sq ft under air that the owner paid $237,000 for in 7/05.  She's moved, the relo company owns it in inventory and said "git 'er sold".  So it's on the market for a measly $199,900.  The activity is high on the house now and I don't expect it will last much longer.  That's but one example of the bargains to be had in my area.  People looking to retire in a few years will be very wise to buy that retirement home now; they will save a bundle today and make a killing tomorrow.  For more examples of great buys, visit my website, you know where I am.  Let me know if I can help and thanks for drawing attention to Central Florida, a truly great place to call home.

Well done Lenn. It is certainly a good time to bring some of that northern money down south. I just placed a 4 bedroom 2 bath home with over 2300 sq ft living, on the market for $189,000. It was built and bought new in 2006 for $270,000!!! What a deal! It does require a short sale but is priced about 30k below market.

Plus our builders are offering HUGE incentives to buyers right now.

Hi Lenn - what a great post and full of terrific information on the central Florida market.  I'm headed there myself this coming week, and with all the family I have in that area, I know NOW is a FABULOUS time to be buying in Florida!!   We just may check out some real estate ourselves while we're down there.  I'll be in the Clermont area.

Lenn Excellent Job!  As the Osceola County area specialist, we are seeing some amazing reductions, builder incentives, and prices on a roll back to the 2003 levels. Many homes once in the $400K range can be had for $280 or less now.  This is attractive for anyone considering relocating. Less money buys more house!

Laurie.  I believe that some very good value is found in Florida today.  We have a lot of folks in my area that reture to Florida.  They can do VERY well compared to prices here.  The homes are lovely and the same home that would cost $250,000 in Kissimmee would cost $400,000 here.

Nice post with lots of great information. Glad to see someone is recognizing the value in Florida:)  Do many folks from MD/VA consider Florida a 2nd home/retirement destination?

 

In my neck of the woods in South Florida, our translpanted buyers are usually from NY or NJ.  Homes in the Kissimmee area are priced much better than here, although our market is good too.

Cheryl.  I understand a lot of folks make Florida their destination from NY and NJ, but I'm in MD and VA and that's whom I'm appealing to. 

I concentrated on Kissimmee because of the very low prices there and some good ActiveRain friends.  However, I made the map of the entire state.  So, eventually, I'll be branching out.
