Two Wrongs Equal a Crow

There is never a day that goes by in ActiveRain where you can’t read about the professionalism of this agent or lender.  “He said this”, “she said that”. “They were so rude, I will never show their homes again.”

Yesterday an agent in my office overheard a phone conversation of a listing agent drilling a buyer's agent because she never called to cancel a showing when her clients decided that they had enough for one day.  The listing agent didn’t actually yell at the agent but did tell them how unprofessional they were and immediately hung up the phone without the buyers agent having a chance to explain.

The agent who overheard the conversation started a little dialog that went something like this.

Brent: What did those buyer’s buy?
Joe: What do mean?
Brent: If those buyers haven’t purchased anything yet and are still looking at homes, I’ll bet they don’t see yours because you just hung up on their agent.
Joe: Gulp....I never thought of that.

Joe was so upset because his seller had given him an ear full he then took it out on the buyers agent.  

A lot of times people change the names in stories to protect the innocent but not in this case.  Yes, I was the unprofessional one here and let my emotions get the best of me.  My father has always said two wrongs never make a right.  This agent should have called but I also should have stopped and listened. I have since contacted the agent and apologized.  Crow tastes better when it’s warm.

Congrats! 

Both on being man enough to apologize and to admit it in a public forum.  I would think it made an impression on the buyers agent both bad and good.   And it may have been a lesson for them also.

Showings can be early, late or not happen at all.  As you said above, include that fact in your listing presentation.  Sorry you got scolded by your seller, but sellers have to understand all manner of things happen when buyers are out looking at home.  Congrats on the feature!

Joe - you were just a licensee during the first call but became a Realtor during the 2nd one.  Good for you!  I'm sure the buyer's agent learned a valuable lesson as well to show seller/listing agent consideration. 

It's amazing how often I will have agents marvel that I've called to reschedule or cancel if buyers have definitely made up their mind on another property.

Joe - you did the right thing. We do get emotioanal at times as this is the nature of our business. We have to learn to control it when dealing with other people in our business from time to time. Good job on this one.

I think we've all realized there are times we might not have used the best judgement ever - but it does take some courage to take that deep breath and admit it.  I always admire the people who can do that rather than try to just bluster along and avoid taking any blame.  Good job!!

Well Joe been there, done that. My first broker had to sit me down and explain how he played the game, and to follow his rules for dealing with these agents and situations.

On the other side of the coin, my biggest gotcha was going after an expired listing and having the seller tell me I remember your name, you were the guy that never showed up and it was raining.

It was a situation where the seller had to come home, and take his dogs away for a walk during showings, and when the buyers saw the outside they just wanted to pass on it. I knew the seller wasn't there in the house and we didn't have cell phones then, so I dropped the ball. no courtesy followup of some kind. And as my broker said did you lose you pen and paper, or business cards and couldn't find the front door, or did the brakes on you car stop working along with your brain.  Well I got my spanking and never did it again.
