How to Build a Home in San Antonio

When I'm representing a client that wants to Build a Home in San Antonio, I always make sure that they understand that my position in the transaction is to assist them in getting questions answered throughout the process. I also emphasize that no home is perfect regardless how new it is, and when a builder builds a home in San Antonio many times the contractors that are hired for the job may be the same contractors for another builder.

When you Build a Home in San Antonio or any place for that matter, it is important that several inspections are conducted throughout the building process. Typically there are 3 inspections with those being: Pre-Pour foundation inspection, a Frame Inspection and a final home inspection.


The Pre-Pour inspection is crucial since this is the foundation of the new home you're building and if something is incorrect like missing rebar that someone stole in the middle of the night, your foundation may not adequately support the house you build. Understand also that you may never see any issue with the home, yet why take the chance?

The Frame inspection is definitely one that should not be skipped since at this point the builder is ready to begin putting up drywall and the exterior finish materials on the home. Since builders are in the business to build houses and close them as fast as possible, it is important that communication and corrective action is taken on any improperly installed component of the house. An entire list of potential issues would take up too much space so here are a few that I believe to be critical when you build a home in San Antonio: Water lines located too close to drywall instead of being centered on the stud, knock-outs of the electrical boxes missing without wires, windows and doors not sealed correctly, and water connections not secured properly.

When you Build a Home in San Antonio, the Final inspection is by far an absolute must do. Understand that if you didn't have a Frame inspection you have no idea what the inside of your home looks like or the quality of the components. At the Final inspection the home is in great condition and the builder may correct most of what your home inspector finds. However, what about the items that you cannot or didn't see because you chose not to have a Frame inspection? If the water lines that go to the master bath are so close to the master bedroom wall that when you nail that small picture hook in it pierces the line and starts to drip, you may end up with issues like mold, termites, wood rot or a flooded house when you return from a weekend at Six Flags to celebrate your purchase!

Understand that I believe that all 3 inspections are crucial to your peace of mind when you Build a Home in San Antonio. Yet if you cannot convince yourself that all 3 inspections are necessary then at least hire a licensed home inspector and pay for a Frame and Final inspection.
