YouTube As A Marketing Device? OF COURSE!

With days full of Virtual Tours, Panoramic Photos, Tech-Savvy Sellers and Buyers, and a Plethora of Photo and Video Options, what's an Agent to do?

The marketing options available in today's market are daunting and could have an older agent (LIKE ME) who's not the most tech-smart be drooling dumbfounded over trying to understand what's what. Wide Angle lens? 1080 dpi? 12x optical zoom? Panorama's? Interactive Floorplans? Pixels? Photoshop? Retouching? WHAT?!?!?!?

Some agents, when faced with doing expansive marketing on luxury homes, simply hire an outside companies like CDI, CirclePix, VirtualTours.com, etc., to handle all the photos, tours, music, HTML, blah blah blah blah blah. While the products for these companies are solid, well designed, effective, and reliable, there is a way to gain MORE EXPOSURE with your online marketing than simply paying someone else to do it.

In October of 2006 Google Inc., forked out 1.65 BILLION dollars and bought all of YouTube, the popular video sharing site hosting a wide variety of videos. Since Google paid a pretty penny (many pretty pennies actually) for the rights to own YouTube, you bet that Google will favor YouTube results over other video-type media...just take a look!

A simple "home for sale clintonville ohio" video search resulted in pages of YouTube videos before any other video-hosting sites. GOOGLE LOVES YOUTUBE! You can bet that videos tagged properly will appear high on the results list when buyers are searching for homes in your area! YouTube accounts are FREE to sign up, and making videos is not as daunting as you might think!

This is one of the videos that The Jackson Team has online currently marking a home in the Old North Columbus area. I know what you're thinking..."...this is a slideshow, where's the actual video?" Good question. Practically speaking, actual video tours are difficult to shoot, edit, store, share, etc. You need the right kind of camera, an extremely steady hand, a good microphone, and lots of time to really get the thing to look somewhat professional. In reality most virtual tour companies don't ACTUALLY shoot video! Many are just like the one above. A slideshow with descriptions and music. That's it! If your camera is able to to panoramic shots, or have photo editing software, you can easily stitch together a photo and set it to pan left to right, giving the illusion of a virtual tour, without involving any video or audio equipment!

Here in The Jackson Team office, we use iMovie, a standard application on Apple products, to make our videos. Each of them take about 30-45 minutes to put together, and within an hour we're live on YouTube with a URL link ready to share with buyers, friends, colleagues, etc! We use these YouTube videos as a way to coax new sellers to list with us, because these videos will give their home much more exposure than normal! We can easily edit these videos and re-upload them, no need to make calls to outside companies to fix typo's or make changes!

For those without a Mac product, Microsoft PowerPoint is also capable of producing video's like these. Experiment with the many options available and see how it turns out! Below are all the video's currently on our YouTube Channel . Click through and see what's possible on YouTube!

I created my first video virtual tour for a condo I was holding open last weekend. I know I have a lot to learn, but I realized that it's not hard and people appreciate the option of video. Thanks for your post!

I know the results of videos. . I have over 200 of them on youtube and my viral video surprise has 50,000 views! (but nothing to do about real estate)

Very interesting post, I just went and looked at Powerpoint, not an Apple person.  I really want to do this, and will have to put in the time to learn.

Joe, I just got a Mac for exactly this reason of photos and videos of listings. Plus I had one pc crash too many.

Joe, I think comment # 25 is a spam.  I love You Tube, I just wish they would let us control the opening thumbnail for the video.  Does any one know of a utility that works on these?

Hi Joe - I never thought of using PowerPoint for video production as my versions do not provide such features.  Sounds like an interesting concept.

As a virtual tour provider, some thoughts on this subject:

I no longer hold the same bias against virtual tours made from photos that I once did.  I know many agents like them and they're also cheaper than having a real video tour filmed and produced.  I now even offer them for my clients who want photos done, but not a video tour. (Though I still believe that it's silly to show moving versions of the same photos your buyer just saw on the listing page)

YouTube is indeed an easy way to get the tours embedded on your own web page.  (At least in my area, I have not seen a YouTube video attached to the MLS listing.)

My biggest problem with these tours is that they are only as good as the photos loaded onto them.  Poor quality photos make for a low quality virtual tour not worth the time and effort.

And finally, the value of real filmed video is to show the flow and context for a space in the home.  In a contemporary you can see how an open space is laid out.  For a large master suite with features like a dog leg postioned sitting area you can show the complete flow.  It's not for every house necessarily, but it is a very valuable tool.

YouTube is a great tool for attracting visitors.  I use videos when I blog occasionally.  I tend to be too talkie and my videos are jumpy.  I am trying to correct these problems.  But I love doing videos.  They are so easy with my flip and down loading is a breeze with YouTube.

I only recently started posting videos on you tube.

  • It's a great way to make sure my listings stand out.
  • My youtube channel is another way I can be found
  • I can embed these videos on my website.
  • I can link to the videos from Linked In & Facebook, which is more marketing to my sphere of influence.

I am looking forward to having my videos to post, for this very reason!

Great Post. I also use Youtube alot. Too bad the MLS does not accept the videos for my Virtual tour but I do them anyway as they are great for my site.
