Projects Covered by FHA 203(k) Financing

Dan Moyle at AmeriFirst provided this list.  From repairs to renovations and upgrades to improvements, FHA 203(k)  mortgage financing covers a lot of situations such as these examples:

  • Roof repair
  • Mold / water damage
  • Lead-based paint removal/repair
  • Deck construction
  • Disability access
  • New paint
  • New flooring
  • Add a bathroom
  • Kitchen remodeling (including appliances)
  • Missing furnace

Some of the few things NOT covered would be luxury items like tennis courts, new pool construction (although filling in a pool can be covered) or a hot tub.

FHA 203(k) can be used to re-finance and fix up the present residence or may be used to purchase a home that needs repairs or renovations.  Many Maryland home buyers are using FHA 203(k) financing to purchase lender owned foreclosures or short sale pre-foreclosures that  have deferred maintenance , repair or renovation needs.
