Sales Remain Strong in Sarasota Area - Now Is The Time To Buy!

The July real estate sales results for the Sarasota/Manatee County area remain strong with 445 single famiy homes and 154 condos changing hands.  And all of this in the off-season when everything seems to come to a halt.  So far this year sales have topped 700 per month in four different months!

Inventory is dropping as well.  In July there were a total of 4,485 properties listed for sale.  That was a 7% drop from June's inventory.  The drop in available homes could result in an even stronger market as competition for the homes on the market increases.  In July of last year the inventory at this time was 6,054!

The percentage of distressed sales (bank-owned and short sales) has dropped to 38%, down from 47% as recently as February.

The current months of inventory for single family homes is now at 6.4 and for condos it is 10.7.  For single family homes this is a very healthy market.  The Southwest Florida market was one of the first in the country to feel the downturn and we may be one of the first to be recovering, even as other parts of the country begin to decline.
