Buyers, do not be motivated by the action of other buyers.

A short time ago I represented a buyer.  I showed them a home that met the majority of their criteria.  During our second showing, I advised them to make an offer and not to wait  if this was truly the home they wanted to buy.  They said "let us think about it" and did so for about a week.  The listing agent contacted me to let me know he was getting an offer and as promised, wanted to give me the heads up.  So, I advised my buyers who said "let us think about it overnight".  Well, the next morning there were TWO offers.  Needless to say there was a bidding war w/escalation clauses & contingencies removed and my folks lost out.

The buyer seemed surprised when they did not get the home and I felt I had failed them.   I reviewed my actions and   my correspondence with them to see what I could have done differently.  Then I realized I had repeatedly advised them the ball was in their court the entire time - the just refused to serve it.

(On a side note, I hope you realize that agents do take it to heart when they can't get what their client wants.)

Folks, I run in to this waaaaayy to often and want to provide you with this wisdom I read on another agents brochure many years ago:

The home your are looking at today but want to think about until tomorrow is the same home that another buyer saw yesterday and will write an offer on today.

 

I also have a favorite saying:

Nothing sells better than a sold home.


I guess my point is, when you find a home that you begin to compare all other homes to, do not wait for others to take an interest as a sign to you that it is desirable.  Only YOU know what home is best for you.  And when you find it, don't wait.  Serve the ball!
