Bring More Natural Light into Your Charlotte Home for Sale
Why would you want to bring more natural light into your Charlotte home for sale? Any time you don’t need to turn on a light switch, it saves energy and money. It discourages mold and mildew. It’s cheering and feels expansive. Even if your power goes out, you can see and possibly even read by natural light. Here are some ways to do it:

Paint it brightly. You may be amazed at how much brighter a room becomes when the walls are a lighter color. Give it a try in one room and you will see the difference.

Use mirrors strategically. Hanging a mirror on the wall opposite a window will not only make the room seem bigger, it will bounce the light around and banish any dark corners you may have concern about.

Install a skylight. This is a good solution if your Charlotte home is wide and light from windows can’t reach the interior. Homeowners with heavily wooded lots benefit from this tip.

Install a tubular skylight. This is not your father’s skylight. This is a smaller, better insulated version that does not afford a view of the sky, but resembles a ceiling light. Tubular skylights emit a surprising amount of light for their size, due to the reflective surface of the tube that comes down from the roof, intensifying the light. They’re great for internal rooms with no windows or even for closets. Be aware that they also emit moonlight. Some people love to be in touch with the phases of the moon in their bedroom, others do not.

Install larger windows. If it’s time to upgrade to tighter, better insulated windows, consider making them larger on the south side of your Charlotte home. Windows on the south side allow more light inside in winter, while keeping sun out in summer. Keep windows on the north side small, as they do the opposite.

Open up your floorplan. Many homes have interior walls that block sunlight from penetrating into the living area. If you can remove walls that do so, or cut openings in them, it makes the area feel much more spacious. This works especially well if you have a wall between the kitchen and dining room. Some dark hallways can be eliminated entirely.

Natural.....and good lighting.....is a BIG plus when selling any home and a topic that a home stager will always cover with the seller. I just did a staging consult on a 4,000/custom home with NO natural light in the Master Bath.....and no way to bring it in since it is surrounded by interior walls (who designed this??). Made several suggestions for how to better show the room as it will be a large hurdle to overcome w/o natural light!!!!!
Well presented post and pleasing to the senses. We have wood blinds throughout a home that travels with the sun rise and the sun set. To maximize the temperature and light factors, those blinds require a human to regulate them accordingly if one wants optimum results and comfort...It's not just decorative, but functional
Debe - I absolutely HATE walking into homes that have all of the blinds drawn, it feels like a cave upon entering. Instead of constantly keeping my blinds and drapes closed to cut down on my electric bill I opted for tinted windows, which still brings in a ton of light, but no uv rays and cuts down on the heat coming in.
Natural light can definitely do some wonders!

Here in the Pacific NW, light is really a crucial factor in homes - our big evergreen trees are beautiful, but in a good part of the year, the sunshine is scarce enough that some homes become depressingly dark. Never a good thing if you feel like you've got to turn on all the lights in the middle of the day....
Tube skylights are especially helpful in homes built in the 1980s with low ceilings that tend to be dark. Excellent tips for Sellers in the Charlotte real estate market, Debe.

Debe, you are so right. Light sells homes. I'm always amazed when a seller has everything so dark when a buyer comes to visit. I'm like the man paying the electric bill. I turn everything on, open all the windows and get as much light in there as possible!

Anyway, I do agree that lighting, whether or not your selling your home or not, is important to the overall feel of a home. I prefer high natural lighting as opposed to artificial and most buyers tend to look for 'sunny,' bright rooms in the family areas. Like you guys--I love the tubular skylights! And, Lori, a perfect place for them is in closets and laundry rooms!
Great tips. Mirrors do work miracles! I just rented a condo last month. It was a standard 2-bedroom similar to an apt. What made it more desirable then the apts down the road was the dining area. Instead of just being an open area that could easier be mistaken for part of the living. The owner installed a wall of mirrors which made it "airy" and gave it a grander feel. It also separated it from the living area. Paint works too and is easy! He also painted it a light cream colored which "brighten" it up and gave it that fresh look/smell!
