There are only three more months of summer for Kingsbrooke residents to enjoy before school starts in Prince William County. Better get in that quality pool time while you can. With last month well behind us, let's take a look back and see what happened in the Kingsbrooke townhouse market in July. Comparisons will be made to last month's report, June 2011.

3 Short Sales, 1 Foreclosure
Low List Price was $189,900
Average List Price was $221,700
Exacting the same number of active Kingsbrooke townhouse listings were on the market in July as compared to June. And the split between Short Sales and Foreclosures is exactly the same. High list price was the same. Low list price was $4,900 higher. Average list price was $11,725. List prices are suggestions, and as such, for the best idea of market value always look in the SOLD column.

4 Short Sales, 1 Foreclosure
High List Price at Time of Contract was $244,000
High Marketing Time was 48 Days
Low List Price at Time of Contract was $185,000
Low Marketing Time was 11 Days
Average List Price at Time of Contract was $210,780
Average Marketing Time was 29 Days
There were three fewer listings under contract last month. Again, the majority of Kingsbrooke townhouses under contract are Short Sales. In fact, one of the Short Sales under contract in July just settled on August 12th. As it was my listing, here's a preview of that sale that will make it to next month's SOLD column. The high list price at time of contract was unchanged; high marketing time decreased by 47 days. Low list price at tie of contract was down by $14,000; low marketing time increased by 11 days. Average list price at time of contract decreased by $3,806; average marketing time increased by 6 days.

High Marketing Time was 36 Days
Low Sold Price was $200,000
Low Marketing Time was 0 Days
Average Sold Price was $206,667

Half the listings sold in Kingbrooke townhouses as sold in June. Here, regular sales dominate once again. The high sold price was $42,000 lower; high marketing time increased by 2 days. Low sold price was the same; low marketing time was three days shorter. Average sold price was $20,166 lower; average marketing time increased by 5 days.
