Nowadays real estate transactions seem to take longer (due to so many bank owned and short sale properties), require more work, less pay and a lot more time. I mean a lot more time!
Recently, I was on floor/desk duty and received a call from a couple moving with a job transfer from a northern city in Colorado down to Castle Rock. They were in a strange situation. His job was starting in just 2 weeks. They had sold their house and needed to find a place to live....quickly. The best situation for them, was to find a home that they could move into and purchase it once the wife was able to obtain a job. I knew I was going to have my job cut out for me.
I met them at the house they called on. It was, and had been vacant for quite some time. They liked the home, but didn't want to buy the first home they viewed. They were planning on living in it for several years and wanted to be sure. During the next week, I previewed all the homes that meet their criteria, but none of these homes offered the yard privacy that this first home had. The yard privacy was top on their list of must haves.
The following weekend I showed them the rest of the homes in the subdivision that they really wanted to live in. Still, the first home was was the front runner. But, would the sellers allow them to move into the home, within the next 2 weeks, prior to the wife getting a job? Would the sellers be willing to wait for an undetermined close date?
Our offer to purchase was much less than the list price. Because of this, I wrote a detailed letter explaining our offer and sent the comparison properties I used to determine our offering price with our offer. The home as it was listed, was overpriced due to the dated interior, the overgrown yard and recent low sales prices. But would the sellers understand it and accept our offer as written?
The stars were all lined up. They accepted our offer to lease until the wife could obtain a job and they accepted our purchase offer as well. The minor details were worked out and the buyers were able to move in without the worry of having to make a double move. And the sellers now had someone living in their property that had been vacant for about a year, and getting some money to pay the mortgage.
What's even better is the wife was offered a job that same week. She still needed to have one paycheck before we could actually go to the closing table. The sellers will got a month of a lease payment instead of paying a mortgage on a vacant house. And the buyers were able to move into their home before their jobs started without having to do a double move.
The closing went smoothly. The buyers are now homeowners again and love the home. The sellers have moved on and no longer have to worry about a vacant house.
Now, that is what I call a win-win situation!
