As we draw closer to fall, seems the peak of the hot and humid days of summer in Kingsbrooke are behind us. We know the temperatures were record breaking for July, now let's take a look at the Kingsbrooke single family home market and see what happened. Comparisons will be made to the prior report, June 2011.

High List Price was $455,000
Low List Price was $300,000
Average List Price was $375,060
There were exactly the same number of Kingsbrooke single family homes active and availalable for sale in July as there were in June. This time, instead of an even split between Short Sales and Regular Sales, we see Short Sales dominating the inventory. The high list price was $35,100 higher; low list price $25,000 higher. Average list price improved $21,300. As list prices are suggestions, the best idea of market value for Kingsbrooke single family homes will be gleaned from the SOLD column.

Low List Price at Time of Contract was $250,000

Average List Price at Time of Contract was $345,000
Average Marketing Time was 22 Days
There were the same number of Kingsbrooke single family homes under contract as there were last month. And the same split between Short Sales and Regular Sales. The high list price at time of contract was $55,900 lower; high marketing time was 75 days faster. Low list price at time of contract was the same, as was the low marketing time. Average list price at time of contract $4,200; average marketing time was 9 days faster.

Two listings sold in July, which is double what sold in June. Again, what is making it to the sold column are regular sales. Since there was only one Kingsbrooke single family home that made it to the sold column last month, it makes no sense to compare the highs and lows, just the average. Average sold price decreased by $17,400; average marketing time increased by 3 days.
