It was a pretty quiet week overall, with no new listings in condos or homes and a total of two new escrows. Maybe all the discussion in Congress about the National deficit put buyers back on the fence for a bit. Here is your update for this past week:

Contingent:
Since there are no new listings – first up is short sale Nihilani 24B which is back in escrow while priced at $330K. It came back on the market in 7/28 and quickly found a new buyer. Maybe the third time is a charm. This unit sold from the developer in 12/06 for $577K. Cliffs 7305 found a buyer while listed for $399K after 758 days on the market. This ocean view unit sold for $242K in 8/00.
Sales:
FNMA owned Nihilani 23C closed for $469,900 while listed for $479,900. This Mahina floor plan sold for $890,579 in 11/06 from the developer.
Price Changes:
Short sale Ka’iulani 64 reduced to $655K from $735K and last sold for $861,070 from the developer in 3/08. Another Ka’iulani, number 63, also reduced from $839K to $799K. It was purchased for $810K in 9/09. Short sale Sandpiper 209 went from $209K to $198,900 – having last soldand was purchased for $370,500 in 7/04. Kamahana 14 made a miniscule price change just to show up on the daily update – it went from $449,500 to $449,050 and last sold for $410K in 11/03.
