Here is a snapshot of the total Pinecrest Florida real estate market for the past five years. As you can see, the number of homes for sale has increased greatly and the number of homes sold has decreased. This makes the prices go down; the simple rule of supply and demand. Now I will say, there is a tremendous amount of overpriced listings on the market, and if these homes were correctly priced we would not have such a high number in inventory.
Pinecrest price ranges from approximately $550,000 to 5 million. Looking at the average sold price vs the average list price in September of 2007 you can tell that there were some upper end homes that sold. I think that a more telling figure in charts like this is to look at the price per square foot.
Real estate is all local, and you can see that the Pinecrest market isn't doing all that bad. If you've been in your home five or more years - folks you're not going to be losing any money. And priced correctly, for the condition of your property and the market, your home will sell.
And Buyers if Pinecrest is the market you are looking at - boy is this a good time to buy!
