What's the right price? The answer is market value which equals what a buyer will buy for and what a seller is willing to sell for. Every day real estate agents are asked to prepare comparable market analysis for properties. And, most of the time, the sellers believe that their property is worth more than it is.
What determines a price: Location, Condition, and timing.
Location: Quiet street, backing on a park/ravine/no back neighbors are a plus
Backing on a busy street, busy corner lot, bus route are all a minus.
Condition: Your house has to become a show piece. Fresh coat of paint (neutral colour); good quality upgrades; fresh smelling; curb appeal are all a positive.
Strong colours are not appealing to the majority of buyers, week-end renovations don't always have the qualify workmanship and poor landscaping are not a plus.
Timing: Select the right time to sell your home. Spring is the best time for Ottawa and its surrounding areas.
Dead of winter is not a great time especially if one of your home's features is the landscaping.
If you selected the right agent - please listent to him/her. Its their profession. Its what they do. Yes, some aren't perfect but who is.
