After a great broker’s tour, a couple of busy open houses, my clients were optimistic about the arrival of an offer. As they should have been – we’d been having consistent showings and multiple visits by the same parties.

Low and behold an offer did come in; and an acceptable price was agreed upon. Post inspections, the buyer found some things that made them jumpy.  Not big things from the seller’s point of view; they were prepared to make any request repairs.  But still, the cancelled contract from Buyer Number One was a bitter pill.

So the sellers, determined to put their best foot forward for subsequent buyers made all repairs that inspections turned up.  Soon after, Buyer Number Two came into the equation, but with a disappointing offer price. Negotiations went back and forth, but much progress was made.  This buyer too had scheduling issues that caused them to leave the negotiations temporarily, so once again my clients had a sense of loss as another one ‘bit the dust’.

It’s important to keep clients positive about the process when things aren’t going as they’d hoped.  And you know what they say about the law of attraction. Well, these sellers do have a positive attitude and know that we only need one buyer to come along and purchase their house. They were sure it would happen.

And as these things happen, Buyer Number Two came back around, but still not at a price that was appealing to the sellers. In no big hurry, Buyer Number Two gave the sellers plenty of time to respond.  And wha-la.  Along came Buyer Number Three, with an offer much higher than Buyer Number Two, and nearly as good as Buyer Number One.

So, trusting the process, understanding the market and doing the right things to attract and keep the next buyer were paramount to success.  Like many things in life, for these sellers the old adage ‘the third time is the charm’ was indeed Good News!

AH- HA !!!!!   Did I read this right?

Did I read this right?  Now I know why we get along so easily - we are traveling along the same "thought street" - the attraction/deliberate creation/allowing one.

Lynn - You did Lynn. I need my clients to keep positive for lots of reasons. We talk to each other a lot, and neither one of us benefits from being a downer to the other.

Karen....so true & it is sometimes hard to keep them positive after a number of bumps in the road.

Karen - sometimes it takes a few and as buyer #2 found out sometimes it does not pay to play around especially if they really wanted that house.
