Condo Association Fees

I had a buyer call me today on one of my listings in Deerfield Beach the other day.
It's a beautiful 2 bedroom Villa
only 3 Miles from the Beach
She wanted to know why the Monthly Association/Maintenance Fee was so
high compared to the Deerfield Beach Townhomes around the corner.
The Villa has a Monthly Fee of $323
The Townhomes around he corner are only $160 a month.
I explained to her that the Villa is Governed as a Condo.
Meaning the Association maintains (Well, really, the Villa Owner pays the Association to Maintain) the exterior
upkeep of the building, including the roof
and painting of the building. It will also include the Insurance
for the exterior.

That's where the difference comes in.
The monthly Fee reflects this.
It doesn't mean the Townhome
Owners are not required to get Insurance,
it's just not reflected in their Fee.
They have to get this on their own and if the building is Fee Simple,
then they have to maintain the outside
their self.
When this question came up, I thought it was important enough to write about.
It could clear it up for many prospective buyers.

For some reason buyers have difficulty with the concept of HOA fees. In most cases the fees cover at a discount fees that the buyer would have to pay anyway. 
In a buyer is looking for a rental this concept is great, one check covers it all.
