It's tempting to think that you can simply choose a website template, then sit back and let the leads roll in.

Here are some easy things you can do to improve your real estate website:

  1. Know your target audience.  Chances are your primary target audience is Buyers and Sellers.  Ponder this for a moment.  If you have other audiences, make sure you take them into consideration.
     
  2. Make a good GREAT first impression.  If I'm a prospect, you only have a split second to catch my eye before I "bounce" back to Google or Farmville.  Use that split second wisely.  Don't have a junky looking website.  Keep it clean and consistent.  Make it inviting so I can dive in and get comfortable with giving you my contact information.
     
  3. Make sure your website is useful to your target audience. Ok, so I'm a buyer or seller prospect.  And your website caught my eye.  Now make sure your website is actually useful to me.  Go through your website with your prospect hat on and think about what improvements you can make. Do this for each target audience profile.
     
  4. Your website must be easy to use. Don't make visitors crazy with too many options. Eliminate content that distracts people from interacting and inquiring. For example, how easy is it for me to find your phone number or fill in a form so I can contact you to list my property?
     
  5. Your website should be unique.  Think about it.  How will google know how special you are if you have the same website content that everyone else has?  It's easy to make your website unique.  Describe your service (farm) areas.  Talk about your qualifications.  Address topics that you know today's buyers and sellers have questions about.

  6. Smile!  People respond to human faces.  They can't help it.  Put that instinct to work for you.  You don't have to have drop-dead model good looks.  Just please make sure that you're are smiling (and looking professional) in your picture.
     
  7. Use good grammar and spell check your work.  If this is a difficult area for you, find someone who can help you.  It's that important.
     
  8. Make it easy on the eyes.  Use a white (or light color) background for text areas.  Try to keep your fonts and text styles consistent, and highlight where necessary.  Don't get wild with font sizes and colors just because you can. More people have vision impairments than you might expect.
     
  9. Pay attention to the page headings.  The text headings (the big words at the top of your pages) should tell visitors what the pages contain.  Don't jam them full of key words to the point that they are useless.  Search engines and humans read these headings, so use them wisely.

All good points and each year a website review should be done to be sure you're on track.

I really agree with making a good first impression. Be genuine, authentic and people will know it. You will draw those who are attracted to you and develop long term relationships.
