The number of homes sold in Hemmingwood this year is down considerably from those sold in 2010. Just using the Year to Date time frame, the sales would appear to be down 50%. Only 2 homes have closed in 2011 compared to 4 in the same time period of 2010.

Because Hemmingwood has always been a popular neighborhood we did a little deeper search to see what is really happening in this neighborhood. Most of the homes are contemporary ranch style with or without expansion areas upstairs. Having been built in the late 1980s, many of the homes have had modifications.

There are approximately 170 homes in Hemmingwood. That means that between 3 and 7% of them will sell each year, on average.

The Brentwood TN neighborhood of Hemmingwood is located just off Old Hickory Blvd, behind Hearthstone in Davidson County. It's zoned for Granbery Elementary and Overton High School.

Being barely 2 miles to I-65, one has very easy access to Downtown Nashville or the Cool Springs area.

At least there were a couple lucky Sellers in Hemmingwood Brentwood TN!!

I've got condo buildings with no sales at all. UGH!

At least we have no new construction (in condos) right now!

Hi Connie - The sales price jumped by 16% but the square foot cost dropped.  Why is that?  Less extras?

Thom - it's a small community and it usually sells in spurts.

Conrad - Both of these houses had more finished space. The actually had the same square footage but one sold for $410k and the other for $340k - ish. The more expensive had done a lot of upgrades.

Connie,

                 Less sales but an increase in price; schools always sell a subdivision. This is typically the slow time of year for most folks as people focus on getting their kids to school no matter what age!

Yolanda - This neighborhood is in a great school district but doesn't have a lot of children living here. Seems like you get a lot of retirees because of the level lots and one level living.
