Realtors Set Yourself Apart:  Don't Offer Staging,  Offer These 3 Things

I was reading Seth Godin's blog this morning and he asks the question, "What do clients and customers want?"  He then goes on to answer his question with three things:  results, thrills, and ego.  Once again, he got me thinking about how we may introduce the concept of Staging more effectively.  Let's break it down:

Results

In this market, results--in the form of faster sale + for more more money--are difficult to promise.  I've staged two homes recently that have had the typical tremendous response from the online photos + several repeat showings but slow to come, anemic offers.  What I have offered to clients repeatedly is peace of mind + a direction.  Packing + relocation can look like Mt. Everest.  A Stager can show a client that to move a mountain, you must start by carrying rocks (we even tell them which rocks need to be carried away first!).  The transformation that a client goes through during the purging + staging process is undeniable and predictable.  They feel better about their environment + that they have done all that they can do to sell.  If you provide this as their Realtor, you have set yourself apart.

Thrills

Staging offering thrills?  Absolutely!  Who isn't thrilled when they check long overdue things off of their to-do list.  As Seth says, we are also drawn to huge effort--someone working harder than we are willing to work for ourselves.  Having a partner who puts in sweat equity on our behalf  to see that our family heirlooms make it to the right family member or that our housewares go to the Abused Women's Shelter is thrilling + gratifying.  If you provide that as their Realtor, you have set yourself apart.

Ego

We all love to feel important + the suggestion of Staging (that the client pays for) can feel insulting.  So let's stroke the ego better.  What makes working with you special + unique.  You are very selective about your listings + you work only with clients who are  motivated.  As such, one of the unique services that you provide is a Listing Partner.  A person who will partner with them, give them a plan to get jump started on packing, and work with your photographer to make the online presentation stunning.  You will be treating them better than any other.  Ego...stroked.  If you provide this as their Realtor, yup, you've set yourself apart.

Lets troubleshoot together!  I'd love to hear your thoughts on this as well as your successes + obstacles when suggesting Staging.

I've seen staging completely transform the look of a home.  No matter how well done a home is, I always hire a stager to take a look and see where things can be improved.  It's all about getting the home sold as fast as possible.

Nice post. I read the same blog by Seth Godin and you have translated it nicely for staging. The biggest objection I get from sellers is cost. Most are underwater or close to it and have already blown their budget on repairs. I always pay for a staging consult and sometimes agree to reimburse the sellers half the cost at closing.

Rightfully so, you've earned the feature Lori.  I thought it was a great post and while it 'makes sense', all too often we look across hall or the street to determine and measure what really is of value to our clients.  The only other thing I could suggest to add value would be enhanced affordability with a target audience in mind.  Sometimes, in this market environment, we need to show just how inexpensive a home can be; regardless of the buyer's level (entry, move-up, investor etc...), people are concerned about making a move with economic uncertainty abound.  A lending partner can assist you in creating an affordability package that speaks to the long term and short term benefits of buying now.

Well said in your post, and I love how you associate staging with thrills, so many times the things we point out to them are little projects they put off because of complacency, and they get excited about their home all over again as they ae accomplishing these things.

Lori, thank you for this great post! As one of only two home stagers in my area, I have found introducing the concept to Realtors to be quite challenging. Unfortunately, they are not as open and accepting to the idea as many are in other parts of the country, and I've struggled trying to adequately convey the benefits for THEM as well as the homeowner by using home staging.

These are three great points I'll be sure to remember the next time I give a presentation! Thanks!!

Great suggestions. I currently have a client who has her home "staged" like a lovely French, country home. I personally find it very beautiful. It's also very crowded... she has ALOT of "stuff". It's been uncomfortable, suggesting thinning the decor, so I appreciate your suggestions.

Lori, love it and completely agree with all that you have said.  I think sometimes the marketing can get lost with "standard" words and phrases such as "staged, etc". It isn't that this is not good or important but perhaps it is the motivation behind it.

Lori, this is good sensible advice, succinctly stated. I have a new listing and the young couple totally understood the need to declutter. We looked at listings together on their computer and I asked them which ones sizzled and why. However, I have a problem introducing the need for your services with an older couple who feel overwhelmed by the decluttering process. Any advice of how to get the ball rolling that will be non-threatening?

Great Post!  Some Challenges are:

1. Defining the actual dollar difference that a staged home means to the seller.

2. Moving is stressful! This just means more work to me.(the seller)

3. I already have my money spent on all the things I need in my new home.  Why I am i going to put more money into a home that I am leaving?  I would rather put it into my new home.

4.  Having seller's understand the fact that 80%+ of buyers start their home search online, so the first showing is actually online, which means the pictures are critical to getting the buyers in the door.

5.  I can't understand why a new buyer wouldn't like my style, colors etc........

Hi Lori

Great ideas... As I work with the Senior market, staging is an important aspect that they do not want to deal with.  As the elder generation prepares their home... many times they have deferred maintenance because they: 1) can not afford to make the repairs and 2) do not have the physical strength or energy to make the necessary improvements.  Also, the process of moving is, many times, so very overwhelming.

The elder generation are reluctant to "spend" money on staging as they see it as unecessary and possibly a luxury.  This generation are typically very conservative when it comes to parting with their money.  It is truly a challenge for everyone.... 

If you could provide the following information succintly - it would be a definite help.

1. Financial info that shows the selling price of a typical home owned by an elder person (couple) who have owned their home for many, many years that is staged versus one that is not staged.  

2.  Possibly multiple levels of home staging packages geared towards the elder population that would allow a better chance of them saying "YES"

3.  A list of benefits, value and community links (i.e. donations to local charitable organizations).

I am sure there is much more that could be geared to the elder population.. would love to brainstorm with you.
