Seller Losing Their MarblesAh...I see. You are still on the "Pleeeeeze...I can do this myself. It's not that hard" path. So you read the first part of 12 Key Components To Sell Your Home WITHOUT a Real Estate Agent. But, you are here.....why? You wanted to see how much more work you have to do? Or you just wanted to make sure I wrote Part 2!

Very well then. But in case you DID miss Part One, you can catch up on your homework.

So, on to the rest of your steps.

7)  As part of the already developed Marketing plan, produce colored flyers, a Home Book, feature cards to display throughout your home, and have a flyer box in your front yard so the "right buyer" will pass by and pick one up. (I'll give you a freebie here..be sure to keep the box FULL of flyers...you'd be amazed at how quickly they disappear..and then you need more copies)

8)  Make available copies of past utility bills, surveys, property tax info and such. Buyers LOVE this stuff.

9)  Kind of referring back to that Vendor list from last time, you will want to have the names of several mortgage brokers or banks you can offer up to the Buyer to get their home loan through. You might be lucky and get a cash buyer, but best be prepared.

10)  This probably should of been item number 1, but make sure you price your home right, based on market conditions, the condition of the home and the comparables in the area. Of course you have seen all your neighbors houses, right? You already know where your house is (location) so the next important factor is price, price, and oh, did I mention....price. You probably have a real estate appraiser on that Vendor List....ring them up.

11)  Make sure you follow all federal, state and local laws with regard to advertising, fair housing and other such things.

And finally.....when that "Buyer" shows up at your Open House, or knocks on your Front Door unannounced, please be ready to:

a--Have all the above forms we've discussed or your attorney has charged you to prepare available.

b--Let the Buyers tour your home at their leisure, giving them as much space as possible, but ready for any question they may ask. (What's that brown spot in the ceiling from?)

c--Have your home in show ready condtion....beds made, dishes washed, carpets cleaned, toilets cleaned...toothbrush put away

d--Be gracious when they arrive at the door, be they the 1st or the 10th of the day.

e--If they are the "right buyer" and ready to make an offer, find your attorney to start the negotiations.

I have to admit I didn't read part one.  I skipped to part 2.  But I realize I would rather have you do the work and get it sold, rather than struggle myself with no guarantee that I will ever get it sold, let alone at the price I am asking.  We all know that a great percent of For Sale by Owners end up using a realtor.

HA HA HA . . . and they think it's easy.  Well, they can have at it . . . I'm dealing with a seller (who is represented) that has a sewer line issue pop up on the home inspection.  Wonder what a FSBO would do??
