This is a follow up to my post earlier in the week entitled, The Temperature's Rising!
Just to catch you up, my seller is convinced that the home inspector, who was hired by the buyer and their agent, has done something to cause his A/C to stop working. It was working fine that morning and within an hour after the inspection the temperature went from the low 70s to the high 80s and rising. Surely it wasn't a coincidence, so says he.
I am skeptical since I have used this inspector several times with great results. He is a highly recommended individual, yet I am still concerned. I make a call to my A/C guy, who was scheduled to come service my system that evening. I cancelled my appointment and asked him to go to my client's home instead. In the meantime, my client consulted with his neighbor who is an electrician.
Since the blower was not powering on, the electrician-neighbor checked the power to the blower. The power was not the problem, although he did suggest that the inspector may have turned the thermostat to heat and then directly back to air causing a short cycle and a burnt transformer.
After some investigation, I did find out from the buyer's agent that the inspector did go quickly from heat to air. Of course, he left not realizing there was a problem.
When the A/C guy examined the situation, he confirmed the burnt transformer. It was not a major expense and everything is still on track to close, but what a scare.
Shouldn't an inspector know better? I'm not even going into the fact that he never got into the attic to look at ANYTHING. Maybe it was just too hot up there for him and he decided to cut a corner. Oh well, I'm not sure I'll be using this one again!
