I just got back from a showing on one of my listings and the buyers agent not only was sounding the alarm, they were in full panic mode. They could bring the most happiest person on earth at the best time of their life from happiness to tears. They complained in front of me, they complained in front of the seller and they complained in front of their own buyer, i want to add. They carried on about how bad things are at their office, how this is the first buyer they have had in ages, how they have no listings and how the economy is ruining real estate and the world. They continued on how their office cut back all ads almost in full and cut back on phone lines and web promotions.
A showing is no time to talk politics nevermind "woe is me" talk like this. This is not the first time i have heard how bad it is at other RE offices but a buyer does not want to hear that or should not hear that when they are viewing a house. They then told me they felt sorry for me being a smaller office than their franchised office and then i had enough, i spoke up and told them that this simply is not true for all Real Estate offices. I happen to be having one of the best years for sales since 2005. Heck i sold 2 houses already this week and am working on number 3. I just got a bunch of new bank listings and am waiting for them to be cleaned and priced. Their mouth dropped and said it cant be?, how can i have customers?, how can i have listings?, how can i have sales? I am only a locally owned business? They are a national company... Well i said, becuase i am good.... when times slow down, i worked harder,advertised more and made my customers happy so they referred all of their family, friends and coworkers to me and i continue to grow.
It remined me of a story from my Advanced Marketing "4" class.so long ago. There was a man who sold hot dogs, he was located just down the road from Main Street in a tourist area with new tourists who came every day. He had big signs a stor on the corner that read "The best hot dogs ever", 2 dogs and a drink $3" Every one could see his signs and every day he was mobbed. He gave the business owner who had the signs in front of his store a free lunch every day for letting him put his signs up. It was his best but only marketing. His business was booming.
Then one day this man came all in an uproar, he said that stocks were falling and the economy was going to heck. The hot dog cart owner in a panic told the store owner the next morning that he had to cut back his marketing, he had to save the money that it costs him for your his lunch because times are getting bad. Lunch time came and no one came, the cart owner sighed and said good thing he cut back on his marketing, he is saving money now, im is going to need it as sales are down.
The moral of the story is marketing brings customers, it takes time and effort to get results.
Dont sit back and complain, do something about it...
