TLCI was watching TLC last night, an episode of "The Real Estate Pros" and the house that wouldn't sell.  It hit me that either Richard and the Trademark Properties team were doing some creative editing to increase the drama or were complete idiots!  Ok, eliminating the "complete idiots" idea was easy because they have put together an impressive team and made a lot of money (both in real estate AND in marketing his company on TV)...

This home had been sitting on the market for an excruciatingly long period of time.  There was some moisture problem identified with the hardwood flooring and a few other minor issues.  Trademark picked up the property and was going to flip it in 5 days in order to get it ready for a huge Open House Sunday with 30 other properties.

They set out with their team in place to do the work only to discover that...HORROR OF HORRORS the moisture problem was much more significant than they had imagined.  They hired a ventiliation guy to crawl under the house and he found soaking wet insulation, mold, mildew...yuck!  This cramped their timeline because they now had to do a complete removal/reinstallation of the underfloor ventilation, insulation, and sub-floor.  It made for GREAT TV!

Why in the HECK did they NOT have the house inspected before they closed the deal??  Any good inspector would have crawled underneath the house and found this problem UP FRONT! 

More importantly...what is the example they are setting for their viewers who don't know any better????

As Real Estate Professionals don't we almost always recommend professional inspections?  With a home that they KNOW has problems...why not point out how $400 up front can save you TENS of THOUSANDS of dollars and tons of headaches (especially as most of us dont' have the resources that Trademark does).

 Just a thought.
