What I learned in School Today 8/18/2011

WOW! Do you just feel overwhelmed with all the information out there that we have to learn just to keep up with our peers? Never mind the buyers and sellers who are becoming so real estate savvy. 

Once upon a time Realtors actually controlled the inventory of homes on the market.  Not anymore!  We used to be able to take our buyers on a tour of homes in our cars and show them what was available in their price range, in the neighborhood they desired and the school district they wanted.  Now, it's the buyers calling us telling us what houses they want to see in the neighborhoods that they've already researched and the school districts they have thoroughly researched by the time they call us. 

So, what do we have control of in this market?  Our knowledge of the CURRENT market in our towns and communities.  The national news is 3 months behind in their assessment of the housing market, especially in the Phoenix/Tucson markets.  We know what banks are escalating short sales, we know what is current in our MLS; Trulia and Zillow are at least 2 to 3 months behind on current inventory.  Our market in the Phoenix metro area has become a seller's market.  We are experiencing stable if not uprising prices, multiple offers on properties and, the investors have swooped in on us again.   When we tell our buyers and sellers what is actually happening in our market place they don't believe us until they lose their low ball offer or, don't price their home accordingly.  So, we as Realtors in this market, we are the teachers.  The more we learn the better teachers we become.

Buyers and sellers are knowledgeable about real estate in a far different way than in the past. Technology and 24/7 news empowers real estate consumers as never before. Problem is…too many of them think that they now know all that there is to know… including more than the professionals. Our challenge is to continue to add value to the clients’ real estate experience.

Yes…I did learn something in school today. I reinforced my understanding that I must continue to increase my knowledge and experience about my business so that I do not become the irrelevant fossil that many predict as the future for Realtors.

I got into the market when it started downward. So many agents in our area had to learn to deal with short sales and bank owned houses...most having very little experience in this area. I made it my speciality. Everyday is a learning adventure. Sometimes I wish it would stop, but most of the time I get a charge out of it. It's fun to look back over the last several years and then realize how much I've learned.
