Maui B&B FAQ's - What's a Bed and Breakfast on Maui?
The County of Maui defines a Bed and Breakfast as a home in which overnight accommodations are provided to guests for compensation, for periods of less than 180 days, in no more than two detached single family dwelling units, one of which is occupied by the owner-proprietor. The owner should be living full time in one of the homes.
A B&B is permitted in residential, business, hotel, rural and agricultural zones. The Planning Department reviews B&B applications and also requires a Special Use Permit and other requirements for AG zoned lands. There are caps for the number of B&B's that can operate in each area, except for the nieghbor islands of Molokai and Lanai which have their own rules.
A permit application can be downloaded from the County website. A large sign needs to be posted in the front of the property 5 days prior to submitting the application. The application will be reviewed and neighbors will have a chance to weigh in. If discussions ensue, the application might take longer to process.
Once you have your permit in hand and you're ready to start welcoming guests, be prepared to pay more in property taxes as there is now a new tax class just for you.
B&B's are considered TVR's or Transient Vacation Rentals.
