My first 2 voicemails this morning were from agents wanting to know what happened to ABC and XYZ listings on my website? Since I am not listing my properties for rent in our local association MLS, these agents or their prospective clients found the listing online or on my website.
In both instances, the listings are no longer on my website because they have been LEASED.
When I e-mailed these agents that the rental homes have been leased, they seemed surprised they were just there and now they are gone.
One of the reasons I do not list my rental homes on our MLS is that there is confusing with the CONTINGENT * PENDING categories and if/how they apply to rental properties.
I have found that I want to continue to market rental homes until I have a signed lease and have deposited the tenants' move-in monies. Also, while the listing is still active on my website, the new tenants can download the floor plans and photos of the property so that they can configure their furniture placement in advance of their move.
I advise them that when I receive their faxed signature page of their lease that this information will DISAPPEAR, they understand.

Most agents are truly surprised about the disappearing rental inventory! I advise all folks I talk with to immediately take whatever remotely fits their needs, as there are more lookers than there are properties.

Good for you. We get the same responses. I wil list a home as "JUST RENTED" for a few days and get so many inquiries into those homes from folks saying "I just saw that home become available!"

Mark * I used to do that with a watermark on the main property photo and then I had to take my time to explain where I was in the process with the prospects so I just keep the listing UP until I cash their check
