And as many of you already know, carbon monoxide detectors are now required (as below). I have already heard of appraisers bringing in reports "subject to" repairs --- with the repair being the installation of a CO detector. While this is easy to remedy, it involves appraiser sign off and a Form 442 (completion cert), which is expensive ($100+), and can open up a can of worms or delay a closing. Don't let it happen to you --- have your sellers install CO detectors BEFORE the home is inspected.
