ANSWER: Improper function, poor planning, danger.                                                                          

Look closely at the metal chimney. What do you see? Exhaust vent too close to the structure? Loose chimney cap? Rusted? Venting appears to be compromised?

In the inspection industry we frequently refer to a building standard called the “3-2-10” Rule.  That is, the chimney must be 3 feet above roof at the high side of the roof/chimney penetration, 2 feet above any building member within 10 feet.

Well, the inspector of this home sent us what appears to be a new take on the 3-2-10 Rule. Tie the chimney to the eave 3 times. Have the chimney touching the eave in at least 2 different areas. Remain less than 10 feet away from the nearest phone to dial 911!
