Just to show you that not all media is bad ... I was listening to a Podcast by a national talk radio host who nailed it ...

A caller had called about using a "Listing Service" on the Internet to save the listing commission and was willing to pay a buyer agent.  Here are the points he listed:

1) About 20% of the real estate agents are worth their commission

2) Agents are there to make the deal go through smoothly and avoid the problems that consumers do not think about

3) Good Agents are there to NEGOTIATE for YOURBEST INTEREST ... Buyers Agents that see FSBO or un-represented listings are often thinking that they can negotiate a better price.

His final comments are to use agents that are experts in the neighborhood (actual experts, not self-appointed)

Even the bad media is useful...just have to know how to evaluate it.  I think some of the besty "experts" are the ones who are fully informed and know how to address (and counteract when necessary) all the bad news out there (and there's plenty!).

We need to get back to basics, farming!  You need a farm area when you are an expert and not a hustler.  Too, many agents and brokers are hustling from transaction to transaction and have forgotten about specialization or contact with a specific community to build relationships and value.
