Ed, although you had more sales in July 2011 than the previous July 2010, the absorption rate says it all. Our market reports here in CT are all across the board, sales go up one month, way down the next, prices slide up a bit, run down the next month, but the DOM tells it all. If you need to sell, price it right.

I always wonder how people come up with some of those prices, like the 12-acre estate for $2,298,000. Why not $2,299,000, or when you get into those price ranges, an even $3 million? Are CMAs such that at that price range you can really come up with such an exact price as $2,298,000?

Hi Michael, actually DOM for the July closings was 68, which is excellent. The 215 was DOM for closings from July of 2010

Andrew, the Middlebury town hall is nothing compared to the prestigious school just across the green, the Westover School, a private girl's school that has educated nobility from all over the world

Andrea, priced to sell is the key in this market, regardless of the town.

Cara, aggressive is part of it, and having the hosue is prime selling condition is the other part.Thanks for stopping.
