 Realtors and Stagers...Just for one day let's try not using the evil "D" Word.  

declutter  

No not some of the other "D" words that we use (although you may be having one of those days where you want to use one) but I'm talking about the other over-used "D" word........DeClutter!

HGTV and the emphasis on Staging has made the word a household name and yet it's not yet in Merriam-Webster's dictionary.  We've used it so much it rolls off our tongues like butter.  When I ask a Realtor about a listing they want me to stage... first word out of their mouth is.,... you got it ... Declutter. And of course that's because the property is usually just that... in dire need of making the space visible to a buyer. 

But why can't we use our imagination and find another not so trite way of saying they need to get rid of all of their excess cr__p.   

And let's face it there's a little excess...

And then there's CLUTTER...

I've also found that when I'm speaking with a client it can be like speaking with a little child who knows they did something wrong and is waiting for the parent (me) to scold them by uttering the "D" word.  They just know we're coming in ready to throw down the "D" word.  Many times they're so relieved that I didn't use it, they're more than willing to listen to my suggestions. 

Clutter can mean so many things... none of them being good.  But, how would you feel if someone came into your home... looked at all of your beautifully framed photographs of your children, grandchildren and all of your special vacations and called them CLUTTER.

In a situation like this I try to suggest to my client the need to EDIT their collection.  Think flies and honey folks. 

So for today, if you're out on a listing appointment or giving a Staging Consultation, see if you can't come up with another way to tell your client to eliminate-purge- expunge or expel  the disarray-disorder-derangement or chaos in their home.

Always a pleasure Kathy.  When communicating verbally with clients my first route is always "Protecting personal posessions." Usually that will result in the removal of some items.  2nd round is to "edit" for early packing and 3rd conversation comes the D word.

Kathy I like you choice of words; I usually say something like "wow, this might be a bit much for some buyers; you might want to pack (or store) some of these items". That usually does it.

What a great post! I dislike that word as well and agree with everything you have said.  I have used 'depersonalize' as well as 'edit' their possessions.  I also try and say that we want to appeal to as many potential buyers so we what to ensure it looks like a show home so 'less is more'.

Thanks for making agents and fellow stagers out there find another word!

Carol- that's a very good idea.  I think that our clients have seen so many staging programs that they have that word stuck in their vocabulary as well.

Patricia- Thank you.  I think it has become commonplace to use it but then forget that we're talking about someone's home and their personal items.

Shar- Thank you and I know you can!  In fact, I'd bet you use other phrases.

Suzanne- Thank you!  The word "edit" at least doesn't have such a negative connotation.

Hi Jim- Thank you, and hope you went the day without saying the "d" word.

Michael- now that's a good one... I like "clearify".

Silvia- I'm liking your words!  And so true... if they don't get it after the sugar coating then you have to go for the direct hit. 

Karen- we could be twins!  I say much the same... it all depends upon the house, the stuff and the client. 

Karen F- Hey don't knock those masks... one house I consulted had dozens and dozens and more of those marble and ceramic eggs everywhere in every room!

Kimo- That's one way to put it!  It still goes back to letting the seller know "why" you want them to do something. 

Jan- I guess you have to pick your battles.  One house I consulted on still had the 18foot tall palm tree lamp and faux leopard paint wall in the entry and full framed wall mirror in the dining room when the Realtor took the MLS pics.  However... it was still much better than before. 

Lucien- LOL... unhoarding!  I love it. They're a separate group all together. 

Lottie- I try not to sound to "canned" when I'm on a consultation and try to do away with all of the buzz words we use. 

Debra- Gold ribbon to you... for decrapification!

Lyn- is that not a hoot (decrapitication)... I went into one house that was "cluttered" with 5 dogs each weighing 85 pounds.  Talk about De-CRAP-ification!

Michael- did you get your QR code done?  Don't you just love Picnik?

Marie- Many thanks!  I do think our clients already know what we're going to say and our relieved if we go in and try a different approach.

Cathy- steal away!  Again... I know that if we take the time to explain the "why's" we'll have a better chance of getting them to complete our "to do" list.

Bill- don't you find that some of the sellers have been so beaten down that they just don't know where to start!

Beth- distractions is an excellent word because excess items can be distracting to a buyer.

Frank and Karen- yep... catching more flies with honey ...right.

Laura- LOL... I guess they should get the message on the third round!

Beverly- Well if I can make you smile that works for me!

Ruby- Some buyers get it, and then unfortunately others just don't.

I never really thought that telling someone to declutter was the equivalent to calling their stuff junk. I haven't said it so far but will definitely be more aware of how I say that they need to rearrange their items and thin them out.

Beverly- I like the word "Streamline".  I think many of our sellers really do get it.

Patricia- I think we can get so used to saying certain buzz words that soon they sound trite!

Gerard- I don't think many of us did, but it really is kind of like saying "your home is a mess".  Anyway, we've all said it and maybe we can come up with other words.

Mike- yep- the reality is that unless a buyer can see their space, they may pass on it. 

Amy- Thank you, and you know what.. we've all said it.  

Gene- OMG that's just perfect!

Kathy - What an excellent post. Asking someone to declutter can come off as rude. Sure, we need houses decluttered and cleaned but....  phrases like "let's remove these items so that we create as much visible space as possible" works far better for me.

Congratulations on this well deserved feature.

Well, Kathy, you've hit a nerve with others as well as myself.

I absolutely banned this non-word from my vocabulary the moment I heard it, and I have been battling it ever since. No one in my organization is allowed to use it and I teach my students to delete it from their mindset. It's the dirtiest word in the staging industry in my book.

In order to be the most diplomatic (not more diplomatic, but the most diplomatic), I refer to unsightly confusion just like Beth Lester in comment #83... I call them distractions.

"Let's remove the distractions from the fireplace," has NOTHING to do with the stuff and everything to do with the fireplace. I didn't insinuate they should throw their stuff INTO the fireplace. It is not insulting to  their style, taste, lifestyle, cleanliness, or organizational skills. It's a neutral but effective statement that garners an immediate, direct, &  postive response.... such as "Yes," "OK", and "Aye Aye Captain!"

Thanks for saying it in a blog. I hope it helps to eliminate this nasty and hurtful word from our industry!

Kathy- thank you for your kind words.  I get so tired of the "trite" sayings that are often used in staging.  

Michelle- I appreciate your commenting and love the way you put it.  I like the word "distraction" as well ... and isn't that what it's all about.  To use the "D" word can be insulting of their housekeeping abilities and we need to be careful not to be so flip as end up insulting their taste or style! Glad you're teaching your students to eliminate the "D" word.

What a fabulous post! I like to call the crap, "distractions from the seeing the home and all its potential." Looks like that is what MM does too!! Great blog and congrats on your feature!!!

Kathy, wonderful post and great discussion! I usually say "let's open up the space" and "you should remove everything that could grab buyer's attention and redirect their thinking away from the house" kinda long, but it works.

You need to see the last place I was making pictures at.

I spent hours removing stuff, making pictures, bringing staff back. Pictures are great, but all staff is still there......D process is exactly what this property needs.
