Margaret still makes her own appointments. Until I read her post, I didn't get it. Who doesn't give personal service and make their own appointments?No one has ever made my appointments for me.

What was I thinking? Plenty of the big "groups", that's who. With the robot showings feature. And four listing agents. Etc.

And as for the agent trying to show 20 homes? Why would you ever do that to a prospect? If you as an agent, don't know the inventory, and can't narrow that number down to a more manageable relevant number, maybe that agent could do better by actually being just a tour bus driver!

One reason....  It is my way of servicing my clients and staying in touch.

Had an agent email me at 1:00 AM wanting to show one of my listings at 10AM, this same day!

When I checked the email...it was still  too early to call the seller. Before 8:00 am the agent calls, asking for the 10:00 AM showing. 

I was able to reach the seller but could not arrange the showing until 12noon. That was not acceptable to this agent. "I have lot of  showings."

Out of curiosity, I asked how many. To my surprise...she said, " twenty". So today she will only show 19!

If this property was on central showings, neither the email or the phone would have been answered.

We have to be flexible..there are real people living in the homes I represent.

Some agents feel that properties need to be on a   Lockbox...and available 24/7.  We are NOT talking about vacant homes!

 

If an agent is showing 19 homes and has a very narrow window and doesn't  make her needs known until the last minute...yes the house may not be shown.

Common sense prevails....but common sense is not so common.

I actually do a lot of showing of 20 homes - people coming in for just the weekend, don't know exactly where they want to buy, or looking at similar plans but it's a matter of neighborhood or area, etc.  I've sold a lot of houses looking solid for a weekend and writing up an offer at the end of it before people went back home.  I'm really good at making appoitments though - I'm usually pretty darn close on the times..-Kasey

John and Kassey, I bet when you are working with that out of towner, you know your inventory and don't start making appointments after midnight for the next morning. I would love work with you because you obviously know what you are doing!

20 homes in one day is far too many. Anything more than five is pushing it. Setting up appointments is not so easy when there are "real people" living in their homes. Go figure.

Good Grief !  I think that anyone who even attempts to show twenty homes in one day... will sooner or later be fitted for a straight-jacket.  How in the world can any buyer remember anything about what is almost two dozen homes after that day of showings is over ? 

And yes... an email at 1:00am for a 10:00am showing appointment just shows what kind of agent you are dealing with.

Karen Anne nailed it. The buyers will be exhausted and won't remember the houses.

All I do is work with buyers, never sellers. I keep showings to a maximum of 10, and try for less. But then after 15+ years, I should know which ones to show and which ones will wind up wasting the buyers (and my) time.
