Hi folks. Today I want to talk a little bit about soliciting expired listings. If you read my blog then you know I LOVE expired and withdrawn listings. They are by far, my number one source of business, even though blogging is slowly catching up.

I have been soliciting expired listings, every day, for 10 years. It's one of the things I never stop doing and it's also something I have to do first thing every day or my whole day is thrown off track. I've made it a habit.

It's my opinion, as a listing Broker, that there is no better way to get listings. I mean think about it, these folks have already decided to sell and they have already decided to use a REALTOR®. How can it get any better than that? It can't.

If you want to be a listing Broker, you really need to make this part of your marketing plan. Whether you are in a Seller's market or a Buyer's market the person with listings rules. Of course, this assumes they are priced right and ready for the market. I am not an advocate of taking every listing that comes your way. I strongly believe you should pick and choose and only list properties you can sell.

One of the advantages of having an expired listings program in place, is, if you are consistent with it, you will get enough real Sellers calling that you have the luxury of only taking good saleable listings.

I actually turn down more listings than I take. Unfortunately, in my market, Poinciana Fl, many potential Sellers owe way more than I can reasonably expect to sell their property for so I have to turn them down. With very few exceptions, I'm too busy to deal with short sale listings right now.

OK, back to my expired listings program. First, I believe in simple. If it's too complicated you'll find reasons not to do it. So this is what I do and what works in my market. I mail one letter, to every expired or withdrawn listing in my market area, every day. That's it!!! I don't call them. I don't knock on their door and I don't follow up with them. One letter, one time, every listing, every day. Is that easy enough for you?

Here's the key. Just do it. That's it folks my big secret. Just do it. OK, so since you asked, I'll give you a little more information:

  • Don't try to pick and choose which listings you feel will list with you. Hit them all.
  • Have a standard letter and just personalize the envelope.
  • Mail to the address in the tax records.
  • Don't try to see if they have re-listed. What difference does it make? If their listing expired you are within your right to send them a letter. They may list with you the next time around.
  • Make it a one page letter with some color and enclose a business card.

Here's another add on advantage to working the expired listings market every day. It forces you to look at your MLS Hot sheet. Every morning I see what's new on the market, what sold, what was reduced, what went pending, what expired and what was withdrawn. Can you imagine how much market knowledge I have just by doing this one thing, every day, for 10 years? Well, I'll tell you, it's a lot!

Now folks, don't start this program and then start complaining because you haven't received a listing call from it in 4 months, "the program doesn't work". If it doesn't work it's because you quit. I don't care what kind of marketing you are doing, if you don't commit to at least a year, you are wasting your time and your money.

If you are in a difficult market, like I am right now, then there is no better time to start taking listings. It will give you increased visibility in your market. It will give you a better chance of getting some sales and it will help you improve on your communication skills. It's not easy keeping a Seller appeased for months on end. Now's the perfect time to learn this skill.

Trust me on this, when the market changes, the folks with a ton of good saleable listings will dominate. If I were you, I would start loading up, while they are so easy to get. I hope this post helps you to get motivated. Don't put it on your "to do" list.....just do it!

Heck, I'll even help. The letter I use is imbedded in this post here. Feel free to modify it to work in your market and go for it. The rest is up to you. Just stick it in a envelope and lick the darn stamp! Do it! Will you?

I love that video, and gotta love Julio too!  btw - I would check if the expired listing is an owner agent.  I just embarrased the heck out of 4 agents last week when I let my own house expire.  It was prettty funny (and a bit cruel).

Oh My Bryant;  What a great post, I have been trying to work out a plan for expireds that allowed me to contact folks without feeling too pushy.  I love it and you even helped with a plan for the letter, to have a template to work my stuff into was great.  Thanks so much, you can be sure I will be checking in again to see what you are chattting about.  I hope to be such a great contributor to others on the AR network soon.

James, So true!!! I guess there really are no excuses. They really are a great source of business. My market is loaded with expired listings right now, about 20-25 a day. Still only takes about an hour of my time. I actually find licking and sticking kind of relaxing. Must be the glue :) 

Ines, Yikes!!!! You know when I recognise a REALTORS(R) name on the tax role I ALWAYS make sure they get a letter. Not sure why. At least it gets a card in their hand and yo just never know. They could be moving out of the area and need my services. Crazier things have happened. I send my letter to bank owned properties as well. I don't eliminate any of them.

Hey Brian. Just do it while your having your morning cup of coffee. What I do when I have some free time is go ahead and stuff a 100 or so envelopes and stamp them. Then all I have to do is write the name and address and they are in the mail.

I did it! On Friday I went back 2 months and gathered all the expireds. I did check them against tax records and also checked to see if they were re-listed because some were a few weeks off the market. Oh, and I checked to make sure they weren't agent-owned!

I modified the letter you so generously provided (several weeks ago) and sent them out Friday! My contact information is all on the letter, and yes there's color and it's very professional looking, and I included one of my notepads (thought that would get them to open the envelope to see what "freebie" I was giving out).

Marlene, The majority of the time I'm 2nd or 3rd. Sellers certainly seem to be a little more reasonable after being on the market for a year before I get there. But you know, most would have been reasonable to begin with. I'm amazed how many times they have never even seen a CMA. They just said this is what we want and the agent said OK. Or the agent recommended a higher price than the sellers thought was possible but since the agent said it, they agreed. Sellers want the truth. They're not stupid and most know what their house is worth. They just need a strong lister to hammer it home to them.

You are so cool to share your expired letter.  I used to faithfully work expireds and got listings that way, too.  At some point, and I don't know quite when, I stopped doing them.  But I WILL get back into that habit again.  I always did mine first thing in the morning, too.

Hi Ann, The video was fun to make. I think we did that one about 2 months ago but thought it went well with this post. It's easy to stop doing things if we don't make them a a habit. That's why I force myself to do it whether I want to or not. What's been happening lately is they get my letter then log on and check out my blog. Then they call and just ask me to come over and place their home on the market. I LOVE blog business. They don't get any easier than that.

Dan, I can't do the calling thing. I tried it years ago and just didn't like it. Kind of strange to because I'm very very good on the phone. It juts seems like to much work these days with the no call list. But if it works for you them certainly keep at it. All markets are different.

I hear ya, I hear ya. I hadn't read your 100th posts so I copied the letter and printed. Do you still do 45 day unconditional listings ?  I do unconditional listings but not for 45 days. Has that changed since last year when you wrote the letter ?

Those so much for the great idea. A few months ago I contacted a owner where the listing expired and since I had tried to show her home when it was listed (tried is the key word, since there was no key in the lockbox)  she remembered me and then listed with me.  We got her home priced right and it was sold within a month. 

I have tried to contact the expireds in my farm area and didn't see anything come of it so I gave up.  I so need to try it again. Thanks for giving me the motivation and providing the letter.   It will help tremendously..

Bryant- You and us both! I love expireds as you already know because I write a lot about marketing the expired niche. We are listers. You are right, the power is in the listings. We get our listings by #1 Working Expireds, #2. Referrals and #3 my blog and website! That is it, that is all. It works. But you must be committed to it. Because of our market our letter has to be a bit different than yours. We just revamped our expired letter to reflect our market . Before they all would call and we had to turn down the over priced ones. Now, since we did this revamped letter, WoW, we only get calls from the ones that have to sell in this market. We love it. And with the high end market it is even more important to get the price right. I have such a passion for going after expireds! We NEVER call them, they call us, and you forgot to mention in your post that you also, as we do, list many of them through the phone, email and fax! It is the way to go! Loving life... Katerina

Missy, I do still do 45 day listings. Most of my sellers won't let me though. When I mention it they want to list longer. That's a good thing.

It was a parody based on top producers that don't answer their phone. I never script these things out and just start talking. When I got that email though I was hoping you didn't see this as picking on your "List for Less" company. I would NEVER do that. I hadn't thought about it again until you just commented. Hi Katerina, I knew you'd like this one. I'm sending out a listing tomorrow via fed/ex. Listed over the phone this morning. You know it seems like the bulk of my listings from expireds are absentee owners. I wonder if that's because most folks are knocking on doors or trying to call after the sellers have already moved. Does that happen to you as well?

Stacy, I can't stress enough how important it is to stick with it. Not just expired listings but whatever marketing you are doing. This is the one area where most folks fail. They quit too soon. It takes a lot of time for marketing to kick in.

WooHoo, Julio says Aloha! I'm actually getting ready to start heavily soliciting buyers. I'm going to have to hire me some BAs to take care of all the business I'm going to get. I hope:)

Funny, I've been focusing on expired listings, although now I know how to do it better. Funny, my sales manager just told me they were a waste of time, to concentrate on FSBO's.  I don't think they're a waste of time....appreciate your letter.

Mohamed- I am going  to help Bryant out here since he retired for the evening. You must give your expired program a year. In a month you will not see the results you want. It takes time and consistency. It works but you must be determined to make it work. We do our expired mailings every single morning except Sundays. Nothing comes before that in business. Katerina

I can't wait for the release of the first single and music vide from "Killa B"!  There isn't always a lot of crossover between the residentialworld and my large scale commercial property world but here there is - former listings, especially of the larger names in the business, is one of the primary sources of our off market deals.  We don't want the listings, just the pocket listings, so this is always something I pay attention to, though for my world that requires a phone call, not a letter.  Keep writing letters, and contracts, BB.

I have always prospected expireds. I read your 100th post and liked the letter so I switched my prospecting to it. I had my first listing after around 75 letters. I did check to see if they were relisted but now I'm just going to hit them all. I have been a REALTOR for 16 years but you never stop learning. Thanks for the great advice.

Bryant, love the post. I didn't read all the comments but the envelope you use--is it just a basic envelope with handwritten addresses? Regular stamp or something else? Or, does it not matter. I am in the Phoenix market and we have about 60,000 active listings, probably 40-70 expire each day. A lot of homes are vacant--I'm assuming based on what I read just mail to everyone and stay consistent?

I was following a program of a letter a day for 3 days to the same homeowner. What a drag!

I haven't worked expired listings for some time, because there are so many....The other day we had just under 500...Yes and it was all price....I get so tired of turning away listings, because of price only to hear back from them in 6 months in worse shape and very desperate.  Desperate clients are killing me right now any advice on that Bryant.

Well hello everyone. Sorry it took me so long to get back here. Bust day today listing those expired listings.

I actually had a builder call me that had received one of my letters who has several homes he wants to talk to me about. I think he wants to much for them but we'll see.

Let me answer the questions that were asked. First I just use a standard #10 envelope that has my company name and address printed on them. The address for the owners I personalize and hand write. If I can't find them in the tax records I just write Homeowner and mail it to the property address.

The reason I don't do any follow up is that I'm just playing the numbers so I want to keep it simple. I have enough expired listings in my market  that I easily mail out a few hundred letters a month and usually get 3 or 4 good listings from it. It make take 10 to 15 responses from sellers to find 3 or 4 that I can price right. Some months I get more some months I don't get any. I don't spend time tracking it. I just send out letters and take listings. I don't even keep a record of who I've mailed to. Since I don't follow up it doesn't really matter.

Brandon specifically asked about desperate clients. Unfortunately, that is a sign of the times. I talk to many sellers I just can't help. It's unfortunate but what can you do? That is one of the reasons to get your phone ringing. It makes it easier when you can turn down listings knowing you will have several more sellers call you tomorrow. No matter how much we want to help everyone it's just not possible. I do have a relationship with an Attorney where I can refer folks to if they are in a foreclosure situation. And if you don't want to handle short sales, as I don't, it wouldn't hurt to have another agent that specializes in them to refer folks too as well. I do however always spend time talking with them and giving them any advice I can. I've made some long lasting relationships by doing that and I truly do care, it's just I'm not always the one that can help but I can give them some direction.

I missed the video when I read your blog. I checked it this time around and it is hilarious! Very nicely done and thanks for the laughter. Regarding the expireds, how many zipcodes or cities do you target? Do you mostly send out letters in envelopes or have you also tried sending out postcards?

Fran, DO keep me updated. I had a young lady a few weeks ago that got 3 listings off her first week of letters.

Dave, I did use post cards but not for expired listings. I've actually backed off on post card mailers this year. Last year I was sending out 3,000 to 4,000 a month. They were just listed and just sold but I mailed out 500 each time. I cut the cost when the market slowed. I was spending close to 2k a month on them. Too much for this market. My market area is 2 zip code. One large PUD of 68,000 people.

I'm definitely wanting to start the EXPIRED business. Here's what I found out:

When I cancelled my client's listing a month ago (my license sponsored by a broker then), my client told me that the next day or two, she received 4 letters from agents asking her to list with them.

That made me think, so what would make my letter any "special" that would make them want to even pick up the phone to call me?

I also had thoughts about mailing those letters only 1 0r 2 weeks after it expires to see if the agent was actually trying to get the listing on a fresh start.

I know I'm not doing any good if I just sit here and think but if Broker Bryant or anyone can share some thoughts, that'd be awesome......

Thanks for the back up Blair. Our jobs can be fun. My sellers are under a lot of stress right now with the way the market has changed and they depend on me not only to get the job done but to keep them focused. Humor helps with that.

Loreena, It really depends on your market. Try it different ways and see what works best. It also helps me that my sellers see my stuff every where so when they see my name on an envelope they WILL open it. I have a huge presence in m y market and that certainly helps.  I hope your new family is doing well.

Bryant- Yes, we get a lot of absentee owners call us from the expired package we send out. I think you are right that most agents just call or knock on doors. Here knocking on doors is not that easy as most areas are gated and the security will kick you out if they see you knocking on doors. That is the hard way to market to this group. Direct mail has always worked and always will. I read a great book by Perry Marshall who is like the king of pay per click for businesses and he says you must always direct mail even if you are in Internet marketing because you must have a plan B for your marketing. The US postal service will always be here and it will always work, people like to read personal mail and always will. Over 50% of our sellers are moved away and most out of the state to Georgia, Carolinas and Tennessee. Katerina

That's interesting Katerina, We built our business by "lickin and stickin". I have always been a fan of jumbo post cards but just stopped them this year because my return went way down. Plus there are so many expired listings available I don't need them right now. Must of my sellers are also moving out of state so even though I do get quite a few referrals, it's not as many as I would get if I were a BA. I do however list most of my listings when the new owner wants to sell in a few years. They rarely contact their REALTOR(R). My attitude is that once a buyer moves into one of my listings they become my buyers. They go on my mail list and I check in on them after closing to make sure everything is OK. In most cases their agent is long gone. The check is cashed and they're out of there:)  

There's a reason there are so many direct mail companies, they work. It's just most folks don't give it enough time. Some things you just have to do forever.

Hey Kevin, I was wondering who that was that commented earlier. Thanks for coming back. I said "Million dollar producer". TLW had a difficult time filming this one. We both kept cracking up. Plus I made myself sick smoking that darn cigar! I think it took us about 5 takes to get it right. Ran a little too long but we thought it was to good to edit.

Bryant- That is so funny, great minds think alike! We just stopped our jumbo post card mailing campaign last year too! We refer many of our buyers out. I do keep a few, but only my friends and the ones that call me direct from my blog and are became my friends through reading my blog and they just ask me if I will work with them, so right now,  I do. It is hard enough just to keep up with listings. We are like you, like to work from our computers at home and we refer the buyers because the time that it takes to get out there, the leg work, etc, I could have gotten another listing and the power is in the listing! BB,

How large of an area geographically, do you send to? And approximate number of homes in it?

My MLS has 25 to 45 expireds a day spread over 4 counties. I have just narrowed it down to the areas that I want to serve. but might need to widen that out to get more business.

Jim, My market area is about 10,000 houses with 68,000 people. I hit them all. I had 30 expireds today and will probably have a 100 ro so tomorrow with it being the end of the month. THe more the merrier. Just keep at it, that's the key.

Bryant!

You actually got me motivated to do expireds as well.  But, so far nothing.  Do you have a sample 2nd letter or even a 3rd letter?  I love your first one and have been using it.  What else can I do?  I would just love to get one or two a month! 

 After seeing this blog a few months ago, I tried it, you got me all fired up!  I was sending out quite a few!  It took me a while to find you again here and this time I am not going to lose you because you make me laugh when I am down and I need this in this market!!!!
