Best Time to Sell Your House

 There is no "best" time per se.  Selling a house depends on supply, demand and other economic factors.  But, the time of year in which you sell can make a difference both in the amount of time it take to sell you home and in the selling price.

 Traditionally, spring/summer is the best season for real estate.  Its a good season for families to move because it is between school terms.  The nice weather and beautiful  flowers in the springs and summer make it a great time to show your home.

  August brings a slow down, as people go away in vacation and start the new school year.  Then, sales may surge briefly in the fall before dropping in the winter as buyers and sellers focus on the holidays,  But, by January, buyers are out again and sales steadily increase into spring.

 If you can't sell in the peak season, consider listing your house in the winter.  You probably have the house decorated and cleaned for holiday entertaining so it shouldn't be hard to get it in shape for showings.  You should have less competition and may get a better price.  Buyers in the winter are less likely to waste your time or draw out a closing.  They may want to close before the New Year so they can claim the mortgage deduction on their tax return, which you can turn this into your advantage in pressing for a quick deal.

Less competition = better price.  Well said.  I see too many folks taking their houses off the market for the winter.  :)
