But what if I have plans??? when the client calls

There are lines drawn in the sand on this subject and perhaps you and I are not on the same side, but none the less, you won't be moving me from my side.

Do I have a "life" outside of real estate?  Of course I do.  I spend time with friends, family and occasionally (twice this month) my husband and I have "date" nights.  I raised kids and I always went to the ball games, the practices, the awards banquets, the teacher conferences.  In fact my daughter was in a gifted class that had spring field trips that took us to places like Washington D.C., Kentucky, Pennsylvania, Virginia, Tennessee and even to Huntsville Alabama to the Space Center there.  And all but one trip I was there for the entire week and got to see my daughter learn, grow and experience some very unique things in our country's history.

My career in real estate afforded me that valuable time with my daughter.  So when I give up my evenings and weekends for a client I feel like I'm paying back into the karma bank for life I have been given my family and my choices.  Also having owned this company since 1995 (when my Abigail was but a wee 6 year old) I also had the ability to have her at work with me when no other option was available.  Many days she rode the school bus to my office.  She even sometimes when with me to show a house when it was necessary.  She was always good, quiet and never complained about it.

So when I get that call of someone wanting to see a house on a day I'd planned to take off and put my bedroom back together from the recent water heater gone bad... I'm going to be there.  Am I willing to answer the call when my cell rings while I'm eating dinner at home?  Yes  Will I give up a weekend at home watching lifetime movies or curled up witha good book to show property?  You bet.  Will I cancel lunch with a friend if a client has that one same afternoon available to see the house one more time before they write the offer?  I have and I would again.

After all... customer service is what I offer.  I don't "sell houses".  I help other people sell their homes.  And I help other people find the home they want to buy.  And I spend many hours at home working on blogs, updating my website and reading up on topics that will benefit my client base (short sales, loan modifications, new loan programs)  I even "study" the MLS.  I always go through the "hot sheet" a couple of times a day and see what has been reduced and what's new in the market.  Of course I also have a program on my website that will send people those listings, but I when I call them and say... "that one house that you kinda liked that was a bit above your budget has now be reduced and should work perfectly for your needs, when shall I make us an appointment?", it means more than a canned looking email.  And if I were looking at the web site and emailed an agent at 9 p.m. and got a response back in 15 mintues I'd be happy with that.

I am by no means saying that my business model is the one that all agents should follow. We all have to set up a model that works for us. But my kids are all grown and flown the nest and my husband certainly understands this business and the supports my decisions to make myself available to clients at most times.  So it works for me and my family.  I wrote this post and am discussing this topic after a recent conversation among friends about MY TIME vs. returning a phone call from a potenial lead.  I usually answer the phone, but if not I return the call within a very reasonable amount of time. I'm not telling anyone else what I think they should do, just stating what I do.  And when my direct competition stops promptly at 5 p.m. daily and only works Monday through Friday, that suits me fine too... Those potential buyers who don't get an answer at one firm... will go back to the Internet to look for the next one on the list.  So thanks for not answering if my client called you first.

Tammy,

More power to you.  You're at peace with your decision, and that's great.  Each agent must make personal decisions that work for them and their clients.  And those decisions may change over time as the agent's needs and motivations change.

You're correct, we each have to design a model that works. Some agents drop everything at the drop of a dime while others operate like business professionals, requiring schedules and planning.

I schedule family events just like appointments. If I have a family commitment and a client calls to schedule an appointment, I say "I already have appointment, can we make it another day?" It's that simple.

Sherri- There are boundries, but mine are more flexible than most.

Joy- won't be tomorrow, but I hope to get a full day in at home one day this week.  Perhaps even on a day my husband is off.

Gene- I'm looking forward to that luxury when I get grands too... but I think I still have plenty of time.

Hella- I answer early too... and have jumped out of the shower for the phone.

Nancy- and it's so much easier for people with jobs to buy houses... some folks just don't get that.

Kristi- it does work.

Corinne- I recall organization.

Linda- sums up my feelings too.   This is my living.

Sheldon- and I KNOW you're great about returning phone calls too

Barbara- I think we all have those times when we can't adjust, but those of us who do when we can.

Dave- yep, I said that already.

Lloyd- yes different times in my life have changed my attitudes

Mike- it generally means more than a dime if I drop everything.  And I don't find my behavior of changing my plans of a day off to meet a client unprofessional.

Tammie- events yes, just "things" no.

Tammy, you are my kind of gal.  I see this as a service business.  People look for a new home around their own work schedules.  I love the buyer side and so I work when the clients are able to go.  I haven't much patience with my colleagues who don't work before 10 am, after 3 pm or any weekend and don't return phone calls during their "off" times.

Tammy - I too am not a 9-5er Monday-Friday type of person either.  However, having said that, I am also not a workaholic either (despite my 60hr work week).  I do take time off to spend with my friends and family and when I am taking time off, I do not take work calls.  I need time off from work, if I didn't take time away from work, I would go crazy.

This is one of the benefits of being independent professionals, we can decide what days and hours we want to work.  Everyone has their own personal needs and obligations and our own work styles.  What works for some may not work for others.  This is why some buyers and sellers are not suited for some Realtors/agents.  They just have different needs and work styles.  Such is life.  Have a good night Tammy and a great week too.  :)

Congratulations on the feature...well deserved. There have been more times than not when I've set aside fun things to do in order to show a house at the last minute.  Sometimes its not a matter of my willingness as much as it is the seller's or the other agent.

I sure would like to be available more but sometimes I just can't! I have two kids and their schedules sometimes run me ragged! You can sure bet though when they are gone I will be just the same as you! But until then off to softball, volleyball, basketball, any ball! Quizbowl, concerts, etc, etc, etc!

Exactly Tammy. When I left the office today (Sunday) at 6:22pm, I went to the office next door, and said to my colleague still going at it... "Hey, get a life, go home, it's Sunday evening!" Who am I to speak...

Tammy - I've always said my kids only grow up once and I have the rest of my life to work, so right now my kids are my priority, but the older they get the more I work.

Tammy,

Love the priority setting.  I have boundaries and am still very responsive.  However, I have also realized there are times and commitments that I do not mess with for my family and then I will get back to folks after that event!

All the best, Michelle

I will make an effort to be available for clients when their needs conflict with my personal time.  However, if I've set up something with my family and friends, those things take priority.  There's no way a deal needs to happen while I'm having dinner or hosting a party, etc.  That's just me.

Tammy, you might want to have a read on Bryant's blog, "If folks don't value your time, they certainly won't value your relationship" that takes a different perspective on this same subject. His major points are both valid and endearing for those who approach this career from a business perspective. Not allowing others dictate our schedule is a principle that not only reduces stress and burnout, it also makes us better at what we do.

Marge- I get ticked when they say I degrade the profession by being available.

Donne- I hope it's a great week.

Mona- that's true.

Roseali- when Abigail was little I was less flexible than I am now.

Richard- I find my house work will keep if I have a buyer to work with, such is life.

Jesse- I agree on both counts.

Michelle- worked that way with mine too.

Michelle F- Oh I totally agree with that.  I wouldn't miss my mom's surgery or my daughter's graduation or birthday dinner.... but a casual lunch with a friend or (the last thing I had "planned" was ) putting my office back together after last weeks water heater disaster at my house... those things can wait if I have a quailified buyer.

Michael- thanks

Bryan- I'm not advocating leaving the dinner table by any means.  I'm just willing to be available tomorrow if a client calls today unless tomorrow is REALLY important.  And then I have other agents wililng to step in for me.

Mike- I read that and like I said in the begining of my post I'm on my side of the line in the sand and I like the way I do business and it seems to suit my clients and my family.    But when I have a buyer who works 9 to 5 I'm gonna give up a few evenings (scheduled) to show them property.  And like I also stated my model isn't for everyone and I respect that.  But in an hour I'll be showing property instead of the planned day of cleaning house... and I can't find anything wrong with that.

I agree with you. We are in the customer service business so if your not around they will go to another agent who will show them the home. One agent in my office has a message on her cell phone that says if you leave a message after 7pm I will get back to you next morning. She has been doing this business for 30 years and needs to set boundaries for herself. So each agent is different on how they would like to run their business.
