"I want a great DEAL..."

What does this really mean to a home buyer in today's real estate market?  Today I had a prospective home buyer contact me about seeing a home.  Unfortunately that particular foreclosure had already received an offer.  In an effort to help this buyer, I asked her in what price range was she looking?  Her response was "I'm fairly flexible on price but in these times I need to feel it's a great deal."  My next email to her was, "What is a great deal to you?"

This is where the rubber meets the road so to speak.  Many home buyers don't exactly know how to answer this question.  In fact, this particular person couldn't answer it very well.  The response I recieved was "I guess it's a house priced under assessed value?"  Now if a buyer can not verbalize what a great deal is to them, how are they going to pick out those great deals without the assistence of a professional?

This is the reason all home buyers should meet with an agent and discuss in detail what it is EXACTLY that they want.  A home buyer may not know exactly what they want at first, but a GREAT agent can help them discover and visualize exactly what that is.  This should be done at the very beginning of the home buying process in an initial consultation, not half way through the process after you've already been seeing homes.

Justin - Excellent post!  What home buyer isn't looking for a great deal?  In my experience when a "great deal" hit's the market it often sells at or even above market value due to the bidding war that has been created.

Also while REO's (Bank Owned Homes) are sometimes priced under market value they're typically priced according to their condition.  The same house down the block might have sold for $20K more, but it didn't need $30K worth of work like the REO.

It is VERY important for buyers to hire a great agent who can guide them through the entire buying process.

I've got a client right now who has made it clear they'll only buy if they see a "great deal".  So far, based on discussions, it appears that means it's 10-30% below comps.  I'm fine with them trying to find a "deal" but as I explained to the client, prices are rising and the chances of getting a deal are extremely small.

@Michelle - Thanks!  Like you say, everyone wants a deal.  But when they don't know what a deal is, it sure makes everyones job a lot harder.

@Bryan - Most of the buyers I work with are looking for something close to move in condition, so 20-30% under market value here for that is a fantasy.

Justin, we always a lot of buyers looking for 'a good deal' and it is our job to find out what are those definitions of good deals. Some are realistic and achievable, some are just simple fantasy!
