I love it when a bank finally makes a business decision to look thoughtfully at offers they consider low and decide to accept.  Many banks still misprice their homes and feel it is worth far more than the market accepts.  The impact for a buyer having to come out of pocket for expensive repairs limits the type of buyer that can purchase, maybe the type of loan too.  Very nice steps as you get down to THE DECISION.
