FSBOs

I am trying to target FSBOs, but don't want to do what probably all other agents are doing. Does anyone have a "unique" approach they would like to share? I am not comfortable misleading the Sellers, nor do I want to pretend I have a Buyer. I guess being honest ist the best way, but how do you get your foot in the door? I have an appointment tomorrow and will be bringing my CMA, my presentation, but don't know how to bring up that I want to list and sell their home. Any ideas would be greatly appreciated! Offer a different marketing plan.  You need to stand out from other agents in order to get the listing.  You also need a different marketing plan in order to get it sold.  Nobody gets paid unless you get to a closing anyway.

First touch on the points of why they need an agents help (i.e. MLS, proper exposure, knowledge of contracts/laws, etc...) Next show them why they need you.

Try not to sell yourself too hard at first, they were not using an agent in the the first place because of any number of reasons. Become their friend first and offer help to them even if they aren't ready to use an agent yet. Give them things of value. A couple comps, an open house form or even a directional signs to borrow, a lead base home pamphlet, etc... When a FSBO can't sell and is ready for an agent they will come to you.

I agree with Craig. Why not offer to educate the prospect and provide free advice. Befriend the prospect and show your value as an area expert without hard selling them.
