Now is the time to declare how many houses we are going to sell by the end of the year. Once I declare it, I write it down as it is 7000 more times likely to happen. Right now homes are selling. Prices are low. Investors are coming out of the woodwork.

I am going to sell 10 homes by the end of the year for a minimum total income of $100,000. I will sell 5 listings and 5 buyers. For my 5 buyers, I am going get 1 buyer from one of my listings, 2 referrals from past clients, 1 internet lead, and 1 buyer from floor time., and also a few past investors will buy houses.

Writing ones goals down is excellent, but the secret is taking action. I find that many agents have goals, but do not take the actions necessary to achieve those goals. Example: Five new listings. How many calls are you going to make, how many mail outs, how many expires are you contacting, etc?  So having a goal of five new listing is all good & well, but without a plan on how to get those listings it remains a nebulous..

It is a great plan! Instead of wondering and feeling sorry for the conditions, make a plan to conquer all obstacles. Set your goals an get it done. I love working with agents that have a goal and a plan. Not only are they striving for the goal, I get to help with the challenge. This year, one of my clients set a goal to sell 60 REO properties this year with a minimum list price of $100k. So far, we are at 53 properties that exceed the $100k price and many more sold below $100k. Are we going to stop? No! It's just the three of us and we are doing great!

Set your eyes on the target and aim for it!

I should be able to sell $22M this year (you don't want to know the units - very few) and the GCI on that will be nice.  I've gotten very, very lucky this year picking up some big clients but I need to be much more orchestrated next year.
