Yeah, I know across the country there are areas that are experiencing unbelievable housing inventory and ridiculous days on the market. Home owners are still cautious to put their homes on the market for fear of "losing" money and yes if you just purchased your home a year ago or recently refinanced your home to draw on some of the equity you may be tight on making a move. But lets face it, purchasing a
home is a big decision and you need to make sure that you put yourself in a position to make another large purchase with very little equity or cash. But lets get back to the "housing slump".
Let's be perfectly clear, real estate is local and the results we get are local. The majority of people buying and selling real estate will be making a move to another township or the town next door, to another school district or just another neighborhood and not across country, I would say most stay within 15 - 20 miles of where they are currently living.
So yeah, Real Estate is local. Then why do we constantly listen to the national media about the currrent housing market? Kudos to the Philadelphia Inquirer who ran an article on the FRONT page (9-23-07) about how our market is not like the other doom and gloom markets of Florida, Nevada, California etc... Our market is healthy and homes will continue to sell. As long as sellers realize that prices of 2005 are gone and buyers realize that just because the major news networks are painting the doom and gloom of the real estate market sellers will not just cut their prices. Everyone needs to be realistic about the condition of the home, the sale price and ultimately the negotiation process.
Price the home right and buyers will see the value in the price. I guarantee you buyers are not just looking at your property. Just like every other item on the market buyers will shop around and don't be suprised if a buyer leaves your house and goes right across the street to see the other home for sale as well. They are comparison shopping, which one suites them the best.
As long as it is a win win for buyer and seller everyone comes away happy.
