One of the questions on the Seller's Disclosure is - are there any underground tanks on the property. In La Pine and a lot of outlying areas the answer is generally yes, it is a septic tank.

Of course if you do not have sewer available a septic tank is a must. However, in other areas of the state and sometimes in Central Oregon there are other tanks to be aware of.

After completing high school I moved to Portland, Oregon. While I lived there I lived in a home with oil heat, the tank for this source of heat was underground. Now, Portland and areas like it are having problems with these tanks leaking, hence the reason for the question on the Seller's Disclosure.

What does Portland have to do with Central Oregon you might ask? A lot, we should be learning from the issues they are having to deal with. Many people coming to Central Oregon are wanting to put their oil tanks underground, we are seeing them put propane tanks underground. What will happen as these tanks corrode as they have in Portland. The real issue for Central Oregon with this is we all depend on our ground water to survive. When these tanks leak or overflow the fuel goes into the ground. Our ground water in La Pine and Three Rivers South can be pretty high (my well is 34 feet) or low how ever you see it.

Thesa - Very interesting post regarding the underground tanks.  Sounds like there will be some remediation in their future with these leaking tanks.

I have a friend who is a REALTOR(r), but owns a manufactured home company, so she doesn't sell much actual real estate. Anyway, a few years ago, she decided to develop a new manufactured home park. She bought some land plus an adjacent parcel; then she got the zoning changed so she could proceed. They put up a beautiful wall around the property and sold a few homes so a handful of people had already moved in. But she skipped one VERY important step! She never got a soil test.

So when they went to pave some streets and put in the underground lines for the street lights, they found buried drums that once held paint. Someone had buried these paint drums on this parcel of land when it was sitting there, undeveloped for all those years. It was considered hazardous waste, so the hazmet people came in and shut everything down. I think I may post a blog about this. She lost a LOT of time and money on a project that got shut down.

The case of the underground storage tank. The reality is that most of these tanks are ticking time bombs. In Portland most of the Buyer's request an oil tank inspection even if no evidece exists of a previous tank. One of the companies here will provide a Free Location service for tanks. They come to the property and do a sweep looking for a tank. They then will report back to you if a tank was found or not.

The East side of Portland has rocky soils so Septic tanks are not normal. Cesspools were used.

Thesa--Similar problems around here and then sellers don't want to remove or properly close or disclose the empty underground tanks. This is a serious issue. Good info1

Thesa, they can be an expensive nightmare if the tank is old and leaking oil.  Don't know about other stuff, but I won't take a listing with an underground storage tank unless the seller is willing to remove it with all the proper permits and inspections.  A colleague told me of a case in this area where the tab reached $45,000 to have one taken out.  Yikes!
