Stanislaus County Short Sales - No Negative Energy Allowed!
It happens to every agent at some point. You have an offer on one of your listings. You negotiate with the buyer and come to an agreement. Everything looks good, now you are in escrow. Things are moving along towards a successful sale. Then you get that call. The buyer can't complete the deal. They no longer qualify for the loan, they lost their job, they just found something else, the list can go on and on.
Has this happened to me? You bet it has! Being a Stanislaus County Short Sale agent there is always that chance. I try my best to keep the buyers agent and the buyer informed along the way. I let them know up front what we have done already with the bank and what I THINK from my experience is going to happen next. Some times that's just not enough and we lose a buyer.
Now at this point I know some agents get mad. Some agents will start yelling and screaming (literally) throwing the blame around on everyone (except themselves) and generally throwing a fit. I have witnessed it personally, even been on the receiving end of it. They will waste a ton of TIME and ENERGY being mad about the failed escrow. Time and energy that I think is better spent getting the property back on the market and finding another buyer.
I learned a long time ago that no matter what I do as the listing agent of a Stanislaus County Short sale I can NOT control what the buyer is going to do. I can NOT control what the buyers agent is going to do. I can NOT control what the sellers bank is going to say about the short sale. I can only control my side of the deal. I CAN get a complete and organized short sale package to the seller's bank. I CAN submit an offer that I think will work for the bank. And I CAN do all this in a timely manner.
Once I have done all that I can do to get an offer accepted there is not much more I can do if the buyer decides to go elsewhere. I will NOT throw a fit or try to place the blame. All that negative energy is the wrong way to go. You need someone to SELL your home not act like a spoiled child. I will then focus on the goal of getting your home sold. After all that IS what you hired me to do!
